Well, since we won't be able to move into our loft this month, my wife and I rented a unit downtown at Vanguard Lofts. 11th & Washington. If anyone needs any else get's in this situation (I hop you don't), we have a LOT of info for you.



Pyramid was going to make a special exception for us to let us have a unit in the Paul Brown building but it was just too expensive and the parking wasn't ideal.



So YAY! We won't be homeless!

Here's a rumor for you all to kick around: I heard tonight that the tenat for the 1st floor of Bankers is going to be TGI Friday's, or Fridays or whatever their name is now. They might be moving from their spot on Kiener plaza.

Aw crap. And I really like the Banker's building. I thought the loft district would have enough class to disallow establishments on Friday's level. If this goes through it's blotch on Wash Ave's rep.

Could be worse, tenant wise. Fridays actually has much higher quality food than most people think (I worked there for a while and was surprised at the quality of food they bought).



That said, I wish it would have been something else.

Like I said it's only a rumor.



That said, I wouldn't be too happy with Fridays.



I would prefer something more independant.

Hey, the interesting thing is that a national restaurant is interested in the Washington Avenue strip and not just the Baseball crowd. That's a good sign. Or perhaps it's just that the Kiener Plaza garages are god-awful buildings to have a restaurant in?

now that i think of it, stirling told me that because of the rent, the tenant would be something upscale. i don't consider TGIF upscale.

Agreed. And not sure how I would like living right above a restaurant. If I'm on the upper floors no prob. but lower floors could be an issue. And make sure you get an exterminator lined up. But afterall, it is only a rumor. Almost every developer I have ever talked to has said that they had some type of restaurant interested in their retail space. Although there have been a select few that have said they would never do a restaurant below their residential.



I guess it would liven up the block a bit but that block already kicks pretty good.

Think they'll be knocking on our doors singing "Happy Birthday" to help us celebrate? YIKES! I was hoping it was a book store or St. Louis bread company or better yet, a great place to have breakfast on a Saturday morning! Does Bread Company do breakfast?



When you look at the layout, there could be three different businesses using the first floor space, so maybe we'll get a good mix rather than just one business.

I may need some of that info you were talking about, Mike. I was going to list my condo on 4/13 and have a showing on 4/18 but spoke to my realtor today about the delay in moving in. Since no one has a move-in date yet on second floor, we decided to postpone my listing until the beginning of May, hoping by that time we'll know my move-in date for sure. If I wait longer than that I risk missing the market, so will have to list then and possibly move twice like you. I'll keep you posted!

Hi everyone!

My name is Teresa, and my significant other Justin, and I have bought units 401 and 501. We are both pharmacists at Barnes Jewish Hospital. We have been following this blog for a while now, and we're really getting excited about moving in and meeting you all. We had not heard about the TGI Fridays- when I asked they told me they didn't know what was going in. If I hear anything new, I will post it here! :lol:

Thanks for the info, Mike. My realtor and I discussed listing early and holding off on the closing but she said usually the buyer doesn't like going beyond 45 days, so I'll list the early part of May and that would bring me up to June 15. Hopefully I'll have a closing date by then on the loft. If it goes beyond that, I'll be in touch!

Yeah, we discussed 45 days, too, but decided that we would price our property so that if someone wanted to close earlier, we would have enough extra to rent for a couple months. We ended up getting our asking price AND the late closing (almost 90 days). Turns out it wasn't late enough, so we are still going to rent for HOPEFULLY just a month. :wink:

We are going to live in both units, and we're connecting them with an L-shaped staircase. We will primarily live in 401, and probably entertain in 501.

Has anyone on the 4th or 5th floor had their walk- through yet? We were told it was going to be soon, but we haven't been able to go in yet.

I'd heard someone had bought two units, one above the other. What a great idea! I'm sure it will be one of the showcase units in the building. I know one person on fifth floor that just had his walk-through last week. That's Honest Businessman. STL Christy and her husband are having theirs soon i think. since you're on fouth floor, I'd think youd be in line to have yours, but maybe you can't occupy until fifth floor occupies. It's a question you might want to ask if you haven't already. Good luck!
