Renters insurance only covers the personal property in your unit. What you'll need to ask your insurance agent for is a Condo policy (called an HO6). This type of policy covers all your personal property plus replacement of cabinets, appliances, flooring, etc. It also covers the expenses incurred if you have to move out of your unit while repairs are being made after a loss, like hotel and retaurants.

I'm surprised that gas would be included, but I may be wrong. It would seem more likely that water would be included. Also, the gym equipment will be leased from funds provided by our association fees.
Again, if Pyramid followed their Railway model, your fee includes gas, hot water (central loop), internet, insurance, common area cleaning and maintenance (including exterior window cleaning twice a year). All we pay are cable, phone, and electricity.

Thanks, Loftlover. I think you're right. Hopefully the new web site will be up this week and will confirm all our questions as we get ready to move in. Has anyone talked with Stirling this week? I'm out of town, but last week he said the site would be up in a week or less.

The St. Louis City Assessor's Office (314)622-4050 provides a formula by which taxes are assessed and they can give you the then current published tax rate.

The Meridian lists info pertaining to the property taxes per the City of St. Louis which is 7.07% of the residential assessed value (approx. 19% of the property's market value). For example, to estimate your monthly tax bill, you would multiply: Purchase price of the unit X 7.07% X 19% and divide by 12.

I spoke with Stirling late last week and he said some of the second floor units have had their final clean-up and are really looking sharp. I'll ask him this week to take some photos and post them on the site so we can see how they look. They're cleaning up the rest of the second floor units now, as most are finished. That's a good sign! Now they have to get their permits in place and set some closing dates.
For those of you that haven't been downtown recently, all but four of the fourth floor windows are in now, so they should be starting on fifth floor this week.

I love to, but they cancelled my walk-through saying the electrical wasn't done. They said they would contact me at the end of the week with an update.
does anyone have any idea how long it takes to get permits? we were promised a move-in date of april and i'm wondering if there's any way that's gonna happen.
we move out of our house apr 21 so hopefully we wont have to find a place to stay for too long!

I hope you get your permits tomorrow. The sooner you get them the better it is for everyone.
I know Stirling told me they always tried to do 30 days minimum notices for closing dates. I wonder if that will be the case with all of those on the second floor, especially if you're basically just waiting for permits.
Windows are going in on 5th floor starting today. They had all the old windows pulled out across the front facade of 5th floor and half the new ones are in on the front already. i'm pretty sure you 5th floor people will have windows in place when you do your walk-throughs.
I spoke with Stirling today. He said Tanner took pics of the completed units and he'll try to have them posted to the Bankers Lofts web site in the next couple days.
It appears there was an unforseen safety issue (this didn't come from Stirling) that has been/is being resolved that may have set back the move-in dates a little. Best guess is towards the end of April for 2nd floor and end of May for third floor. I don't know exactly what the safety issue was, but I think it might have to do with the floor above you being completely done before you can move in on your floor. If so, that may delay the display models from opening until 4th floor is completed or mostly completed.
The permits are for the building itself, not us. Once approved, move-ins should move rapidly. It's just getting that out of the way that's holding everything up right now. It doesn't look like a long delay, so have patience! I'm anxious to get my condo sold, so want to get it listed but don't want to do that too far ahead of the closing on the loft or I'll be in the same situation BL211 is fearing. On the other hand, if I wait too long I may miss the best timing for the market. So far, though, things have gone so smoothly that I've been expecting a little glitch.

I put in my reservation in April and contracted in August I think. The only reason for that delay is that Pyramid needed time to put together the upgrades. they're all in place now, so anyone reserving a unit now shouldn't have a wait if they want to contract right away.
