We didn't think the lack of undercabinet lights would be a big thing, and they haven't been. When they become functional, it will be a nice addition. Parking in the 9th Street Garage, has also worked out quite well. When they install the entry to the 9th Street Garage, it will almost be like having a space in the building garage. My only issue is that I have a motorcycle that I ended up leaving in Minnesota temporarily until we have our garage space in the building. All in all this is a great development. I think all of the floor plans are quite nice. The theater room, looks like it will be a pleasant surprise. We looked at the Chicago (a Sherman development) in Minneapolis shortly after we made our reservation. It too has a theater room. However, the theater room in the Chicago is definitely just a video theater room. The one in the Syndicate is quite large and looks like it will actualy accomodate small plays in addition to video.

Sounds very interesting. Maybe we can get creative as an association and turn that room into a revenue generator some how. Make just enough money to buy some nice things for the building.

Just a quick FYI: Since we live across the street from the Syndicate (in another Loftworks development) while we wait for our 10th floor unit to be completed, we have already been parking in the 9th Street garage. I've noticed for about a week now that it looks like a door is bring drilled through the Syndicate wall side of the garage on the fifth floor (on the going down side, facing Olive!). I've guessing that this will be a walk through between the two buildings.



I've also noticed similar work going on in the loading bay of the garage (on the Locust side). Maybe they are putting in doors there too for the retail space?? My husband happened to notice the other day that a garage door has been installed on that side of the building as well (which you can see once the construction crew leaves in the late afternoon!).



Anyway, just a few observations while we patiently wait!

You are correct that there will be a walk-through into the 9th street garage. It will be secure and only residents will be able to enter with a pass code. This will make for a very nice feature when guests stay over or if and when Schnuck's ever goes in. Imagine on a cold, rainy day being able to walk (without having to go outside) to get your groceries. Think I will have to get me one of those granny carts.

Get a good granny cart, if your going to buy one. I suggest the ones sold by Ace hardware stores....about $40.

Had a chance to take a sneak peek at how the parking garage is shaping up and must say I was pleasantly surprised. The spots on the second level are super nice. I am used to garages that are tight and narrow and this one is the exact opposite. The spaces seem wider than normal and the entrance and exit ramps seem plenty wide to accomodate both coming and going traffic at the same time. Plus, it is very bright and airy. It''s really too bad that they could not have turned that second level into retail though as all the windows make for some really cool views.

New round of photos here. You'll see two of the four art galleries, the artist's workshop and how the parking garage is shaping up. I LOVE the art galleries and available workshop areas. Many opportunities with these areas. And the parking garage spots seem to be extra wide and deep in some cases.

My understanding is that it is an area for ALL Syndicate residents to utilize. I'm sure once the association takes over there will be some type of "usage and guidelines" put in place so it is not just a free-for-all.

Looks beautiful - I love to see the old buildings lit up like that. It's made Washington look great at night, and hopefully Olive and Locust will be looking great as well as more and more projects reach completion - Alexa, Arcade, etc.



Side note: I'd like to see that radio tower in the second photo taken down.



Side note, part II: that little vacant lot across from the Syndicate needs a new building on it.



Side note, part III: the owners of the old Post-Dispatch building, just behind the church in the second photo, should light up those archways at the top of the building.

Isn't the lot that DeBaliver refers to constructed in such a way so a new building is able to be built on top of the underground garage?

The Wexford condos in the CWE were built in the mid-'80s with a workshop/multi purpose room with a workbench, slop sink, etc. The developer specifically wanted to target people coming from single-family homes and wanted buyers to have space to do a project, refinish a piece of furniture, etc.

I am not sure if the lot at 10th and olive is the one that has under ground parking or not, but I do know that the louderman lofts lot at 11th and olive does have underground parking and there are plans to someday build on top.

I long for the day when that lot is developed, because it sucks the life out of that part of downtown despite interesting surroundings.
