Hi everyone. I'm planning on moving to St. Louis next year, and definitely like what I see in the Syndicate. I noticed on the recent price sheet that there is a significant jump in price for unit 12 when going from the 12th to the 13th floor. I was wondering if anyone here might have an idea as to why that is?

Typically the higher up the floor the more dinero you pay. The thinking that the higher your going the better view your getting and that comes with a price tag. In my particular bldg my unit on the next floor up was 10grand more. So thats not strange at all.

The price sheet indicates that 1312 is a "corner unit w/balcony" whereas 1212 doesn't mention anything about it being a corner unit. So my guess is it has something to do with there being more windows (doesn't the height of the Century Garage go up to the twelve floor?).

The parking garage does go up to floor 12. So there probably will not be any east facing windows in 1212, no balcony and no view. So you go up to 13 and now get east facing windows, a balcony and a great view. And you'll pay for it. How much more is it? $15,000 - $20,000?

The garage butts smack dab right up against the Syndicate building.
I was just by the syndicate today and it looks like a lot of activity is going on. They have a removed a large window on the second floor and removed all the windows directly above it, I would assume they are going to attach a construction elevator here. I saw workmen powerwashing the bldg on saturday as well as quite a few construction guys entering and leaving the bldg today. Anyone know how many reservations they have right now?
Instead of having parking on the top level of the Century garage they should make it green roof with some outdoor amenities for the future owners of the Syndicate. It would be nice to have something other than another concrete rooftop downtown.

Totally. I wish more developers/building owners would go green. It makes the roof last longer and helps improve the air quality.
^And who really wants to drive all the way up ramps past empty spots to the top? By parking on the roof, you expose your vehicle to the elements, have a longer descent and climb via stairs or elevator to the street, and wait at the back of the line for vehicles trying to exit the garage.
Plus, if the roof of the Ninth Street Garage went green, it certainly wouldn't be an adequate substitution for the forever lost Century, but it should help soften the blow.
^And for those with views to the East, an expansive mass of parking definitely compliments the great architecture of the OPO.
Kidding.
If only the two projects were one, then they could do a green roof or something like with the Park Pacific and put something useful on top of the garage that would look more appealing to those who have to look out at it every day like a pool, etc.
St. Louis-based LoftWorks and Minneapolis-based Sherman Associates of Syndicate Partners LLC purchased the building at 915 Olive St. for $5.25 million from the city's Land Clearance for Redevelopment Authority (LCRA). In April 2005, the LCRA unanimously selected Syndicate Partners' plan to convert the former office building into residential units with ground-floor retail. Their proposal beat out competing bids by Pyramid Cos. and Roberts Bros. Properties, both based in St. Louis.

Thanks for the article. Good info. I have deposit and in doing my extensive research cannot find a better development out there.....location, price, finishes, room designs, etc. The layouts are some of the best and most open out there. I do not see any long narrow hallways included in sq footage as with other close by developments. I am excited and ready!
Can anyone fill me in on the ADUs? I was thinking these were "artist" loft style...or thought the plan was to make these floors for for working artists and have their work displayed throughout building? It is all good, but would appreciate if anyone has insight.

We also have reservation. I too have been wondering about the non condo/non apartment component of this development. Sometimes the artists spaces are mentioned in the description of the development and other times they are not. And, the square footage of the development components don't seem to add up to the total unless there are going to be one heck of a lot of parking spaces in the building. Congradulations on your reservation. Which floor plan did you go with? We reserved 903.
Hi, I picked up the pricing sheet today and really think it seems extremely reasonable for all of the features they offer. I agree these are some of the best floorplans I have seen. Has anyone heard what the monthly condo fees will be approximately? I'm wondering if those will be on the high side...
There appear to be a number of folks visiting this board who have a reservation at the Syndicate. We are in Minneapolis. If any of you attend the breakfest and building visit on August 5th or 19th, we would sure appreciate it if you took a few pictures of the building interior and posted them on the board.

OK, so we (me and the hubby!) have a reservation at the Syndicate and didn't hear about the breakfast! Could anyone give us any information about this event?! Should we call someone?!
I received an email from Lindsey on July 21, titled "Syndicate Update". If you PM me with your email address, I would be happy to forward it to you. However, you may want to email or call them and let them know you aren't on their email list. From the email, it sounds like this was the first of a series of periodic updates.
Just wanted to tell people in this thread that I got to go up into the Syndicate a few days ago. They gave us hard hats, had us wear hard sole (and close toed for the girls) shoes, and took us up in the external, open-air, construction elevator.
We went up to the 9th floor where a Bob-Cat had just demolished everything in sight. Nothing interesting to report, except for stuff that's probably already known.
Apartments will be ready by this time next year. Condos by the end of 2007.
It's amazing to see everything during the demolition process - shattered glass , pipes, dust, and wires everywhere - and know that in a year it'll all be sparkling and new.
