Has anybody purchased a unit here recently? I just wondered if there was any update as to their time schedule and if this delays the projected date for condos of June '07.

With a project of this magnitude I would expect some delays along the way. But last I heard was mid 07 to early 08. And it seems that Loftworks is really making a strong effort to put out realistic timeframes and to adhere to them.

i was under theimpression that this was rental. i would rent here, they say there will be a car sharing program, for the rare times when i will go to bike unfriendly west county.

Part of it is rental and part of it is for-sale condos. The apartments are on the lower floors and condos on the upper floors.

I have a reservation for a condo which they told me would be ready around June '06 and I assume that their goal would be to complete the condos prior to the apartments. That is the philosophy that the Marquette used. I know that they are already doing demolition inside so I just hope that they can fulfill their goal by mid '07.

You reserved at The Syndicate, where they just recently even started taking reserves, and they told you it would be ready in like 8 months which would have been June '06? I gotta believe you heard them wrong.



And as for Loftworks most recent projects they finished from the bottom up, so if this is the case then the apartments will be completed before the condos.

I can understand you eagerness as I am in reserve as well. I love this project and think they are offering an unbelievable product for the price. Can't wait for their party so I can see the finishes up close and personal.

Agreed. I wish you were wrong about them working from the bottom up, but it is what it is. I am reserved on floor 9 so I will hope for the best. By the time it opens downtown will be completely different than it is even now. Exciting to think about for sure.

It's around $200-210 a sq ft for pre construction. But before you wince, the building has amazing ammenities.

I think prices start well below $200 a sq ft . . .

I hope so. I know that prices have not moved yet so if people are interested I would say put the $1500 deposit down to lock-in these lower prices. That gets you a hold for 60 days and your money back if you decide not to go to contract. Just a thought for anyone interested because prices will go up after the 23rd and there is no risk in doing so.

Does anyone have any idea of what type of information the LoftWorks people will be giving out at their gala this week (to people who have reserved units)? I havn't been to one of these loft opening parties before and was wondering if you get any meaningful information or if they are just plain old meet n' greets.



Also, anyone have any idea how many units have been reserved in the building? Last I heard it was filling up pretty fast...

I think you will get a comprehensive brochure showing you finishes, floor plans and stuff like that. And the night of the party is the unveiling of the design center. So we should be able to actually see what a typical living room or bathroom might look like with the hardwood, counters, etc., etc. Other than that, eat some food, have some drinks and meet your prospective neighbors.



As for reserves, I think they are approaching around 20 or so.

I know that the fees are reasonable, but I don't know the price per sq. ft. off hand. I do know that the property is not tax abated and the few properties that I checked out said that is becoming a thing of the past. I might be wrong about that, but you only seem to read about a property being tax abated if it is up for resale.

^Yep, tax abatements on new construction are, and have been for a while, history. The City's gotta make money sometime on the boom.
