As posted in the Clayton Developments thread, Green Street and HDA are hosting a meeting on this new high-rise project, which would replace the Sterling Bank at Carondelet and Bemiston, tomorrow evening. Seems to be 20 floors. Makes me wonder who bought the buildings directly to the North.

My source at sterling says first two floors will be sterling, there will be two other commercial tenants, and condos (owner-occupied, no rentals).

Looking back at the original renderings for 212, this new proposal seems to be a more mature version. I know for a fact that this will see revisions, but so far, it's a more mature 212, and that's a good thing.

Between this and Bemiston Place, Clayton should see an uptick in activity after 5pm. Too bad that 7-Up site proposal died. Downtown Clayton needs all the residential it can get to support businesses and create life after 5pm.

wait... so they're demolishing all of this for a goddamned parking podium with a massive blank wall facing Carondelet? how are these people so utterly f*cking clueless? at least the garage pictured below has an interesting design and only occupies half the street wall. Clayton is really struggling to get it right with their new construction.

^The garage pictured above wouldn't be demoed, but the buildings to the west of it would.

As Chris noted it will undergo at least one revision.  So far, I don't hate it.  The existing Sterling Bank building doesn't activate the street at all, the corner is just an empty plaza with a brick wall and fence around it and the entire property has three existing curb cuts.  So far this appears to activate the Bemiston street wall quite a bit better, replaces the useless plaza and reduces the curb cuts to one.

Not a bad start.

^ that's all great but how about a proposal that doesn't demolish and deactivate one block in order to activate another. the bar is starting so low that that it'll take a battle just to get a fake window on carondelet and everyone will settle for it. it'll feel like a win.

  • 10,500sf Sterling Bank offices
  • 10,000sf amenity space
  • $100 Million
  • Tarlton & Green Street Building Group joint construction venture
 Green Street plans to begin the rezoning process before the end of first quarter 2022.

Did they provide any more specifics on the retail? There seem to be differing reports/rumors on whether it's multiple retail tenants or just a bank branch w/ATM access. The rendering doesn't show any entrances, signage, awnings, or other indications of storefronts along Bemiston (or Carondelet), other than the corner entrance assumedly for Sterling.

It could be a solid addition to DT Clayton's core - but if it's condos (assumedly rather expensive ones) and just a bank branch for retail, the Post-Dispatch's description of "aiming to draw a younger crowd to Clayton" seems like a stretch. The developer is quoted as saying, "It’s one way to create vibrancy and keep people here to spend their dollars in the community.” In a way I could see this "keeping people here to spend dollars" while not managing to "create vibrancy" itself. Still a net gain.

^ Can’t speak to the retail, but I’m a younger guy that is looking at condos in Clayton right now and honestly if this project had showed up a year or so ago, I might have bought one. I prefer to live in high rises myself anyway.

After looking at a few houses I soured on that pretty quick haha.

Application made to the City of Clayton. Architectural Review Board will review the conceptual plans on February 7th. The application document includes some new information, but not too much else...
  • Cost is now listed at $75 Million (down from the $100 Million figure given when the project was announced).
  • Height is listed as 225ft.
  • Based on the first floor plan, there will be another, smaller retail space on the Bemiston side.
  • Looks like a solar panel array will be located on top of the podium next to the pool deck.

^The building itself is bland, but fine. Nothing wrong with it. But geeze o Pete why do we have to replace a perfectly functional building rather than an utterly valueless parking lot?
