It is going quick, which is a good thing. This desolate area won't be desolate that much longer once Steelcote Lofts & Crossing are completed. Mill Creek Flats and the Gratiot project will add more to the neighborhood. It's a good thing that Michael is doing more than one project down here. If he only did the Lofts, I have a feeling that they would've failed miserably. I hope he holds a public open house of Steelcote Lofts so everyone can see the product in real life and can meet Michael. I'll have to see if it's a possibility.

Today...

All the windows are nearly installed on the main building. The outbuildings are getting their’s too.





The Columbia Oil Building/Steelcote Crossing is nearly completely gutted.




The new glass at Steelcote Lofts and the lack of glass at Steelcote Crossing really makes this area look cleaner from Chouteau. Mill Creek Flats will only make it look better.

As part of the finishing touches, will they be repainting some parts of the building and giving it a nice power wash, if they haven't yet? Seems like the exterior could use a bit of freshening up, historic charm notwithstanding.

I’ll message Michael in the morning. I am skeptical of them doing so since the current state adds character but you never know. But, in the end, I do think it would be nice to see the Steelcote signs be repainted and the concrete get a cleaning job.

^^ My thoughts exactly. I guess once the new buildings are done and the development fills in a bit it wouldn't matter as much, but as it stands, it's a bit hard to tell from a distance that the Steelcote building is occupied and actively in use (unless the lights are on). The new windows certainly look nice up close, but from afar, it's hard to tell if they're original or not, and combined with the rather drab and worn concrete does little to dispel thoughts of dilapidation. A nice fresh coat of some shade of grey paint, refreshing the old building text, and a good cleaning would really elevate the building IMO and drive home the point of "Hey! This is getting done. Rumors of this area's demise are highly exaggerated" and leave a good impression on everyone that sees it.

I think that Steelcote Lofts will look great at night, no matter which direction you will come from. When full, which I am sure will happen or get close to happening, units will be lit up. During the day, there is a noticeable difference than before but painting the concrete would help make it look better. At least the building no longer has graffiti all over it. I forgot to message Michael. For sure will happen tomorrow. I'll even recommend that he get onto UrbanSTL to answer some people's questions.

It is really hard to paint concrete "concrete grey" and end up with something which resembles concrete, and does not look like crap.  This is because the color and shade of bare concrete isn't uniform, especially century-old concrete.

It would be better to simply clean it, or paint it with a real lime wash (not watered-down paint) which will be more chalk white than grey, but it does not peel off, it just wears off slowly and unevenly, revealing the natural concrete colors underneath, while obscuring most of the repairs and stains.

Word! As a scale model builder, I have found that painting something to look like "old concrete" is extremely difficult. Personally, I'd rather this building be painted to look clean and fresh, not old and dingy. So yes, white is the way to go.
