I think it's a tough situation. I mean, we can't fill additional residential downtown right now either. So if we can't fill retail and can't fill residential and a business wants to locate there...you can say it's shortsighted, but there are plenty of developable lots downtown. the movie theatre changes my opinion of the parking garage. DT desperately needs this. You don't need the garage to make the theatre viable but I'll take the garage as part of the overall package.

If it's a theater, get AMC! They know how to at least CLEAN their theaters and make them presentable. Wehrenberg...although STL based, let's their theaters die and fall apart.
A movie theater! Wow I would actually go back to the theaters! As long as they are the same size or bigger than the Chase's largest screen. (Which happens to be like the smallest screen out in the county) Chase's other screens are just way to small to pay more than $5 to see a movie.

I hope whoever operates the theater they make an effort to keep refreshment prices low. Or better yet allow people to bring their own refreshments. Then you've increased the demand for a Walgreens or CVS. People would still need popcorn and nachos however, so maybe they'll keep those prices low.
Also let's take the opportunity to do as Dane Cook suggests and put a one-watt lightbulb in the cupholder. With a button to turn it on/off.
I'm a bit disappointed it'll be on the 2nd and 3rd floors. I like having the ticket windows on the street. I'm being picky, I guess I can be happy just having a theater downtown.
Oh and one vote for Regal Theaters, but I'd like to see Wehrenberg get an opportunity to knock it out of the park. "Wehrenberrrrg Theateeerrrs.....Wehrenberg"

What? Occupancy rates for residential properties downtown are at 95%. That tells me that demand is higher than supply. Where are you getting the 95% figure from? I'm not saying that it is not correct, but from what I have seen with condos (Syndicate, Bogen, and resale market) it looks a little less peachy. Of course, that is just anecdotal evidence so maybe I am just being pessimistic

Its 89% overall. I apologize. 86% for sale units...90% rental units. That still shows there is a greater demand than supply. Also keep in mind some of the developments that had units for sale have coverted them to rental in the short term which has allowed downtown to keep adding residents. Pretty solid numbers for an area that people still think is declining or struggling.

I agree. I went to a Gameworks in downtown Minneapolis and had a blast. However, when I spoke with some locals, they expressed dismay that I went to someplace so "ghetto." - as in catering to African Americans. Sound familiar? Sigh. Dave and Busters locations tend to draw from a very large population area as it is a destination attraction. It therefore would be likely to draw some people into the area who generally wouldn't be there otherwise. Though these people are unlikely to spend too much time outside it on that visit it would be advertising for all the surrounding businesses for the people to come back to.

This size would be for one of their smaller ventures, much smaller than their current saint louis facility. That would be a great deal of income to support a building in the area. (Plus it could fill up some of those parking spaces that office people leave open at night.)

Maybe it's just the ones I've been to, but in addition to the "gaming" section, they also typically have a large bar, 10-15 pool tables, shuffleboard tables, darts, and lots of TVs. The downtown I envision caters to a wide variety of folks. I think a DB, while not my favorite, would be a nice draw for the 'hood.'
Like'em or not, a large national chain signing a retail lease in DT StL would be a great sign of faith and an important turning point in the DTStL renaissance.
