^Nice list! Some real winners there. I was sorry to see the Dubliner go, but Rooster is a good place. I'm looking forward to giving the Cuban place a try. and You can't argue with some ordinary everyday retail. Everyplace needs some.

A high-level observation - For Rooster, why the Dubliner space and not the Mango space?  The Mango space is on a corner, so many more windows facing the streets. Lots of natural light like the current Rooster space. Dubliner is just so so dark. 

Anyway, happy to see Rooster needing more space.

Glad to hear, was downtown the other day and actually saw people out on Washington for what felt like the first time in years. All the empty restaurant bays were getting depressing.

The Note (closed March 2020, covid) appears to have been leased. Still gathering info but park pacific doorman and employees got to take all the left over booze to take home because it’s been leased and needed to be cleaned

How was the leftover booze not already cleaned out when they closed? I feel like you just give it to the staff as a closing gift.

Don’t think the plan was to stay forever closed
I’m afraid the same thing may happen to Gringo, their plan isn’t forever to be closed but I wouldn’t be surprised.

Gringo owners other downtown biz, PI pizza is closed for the holidays now til mid February

For Blues games I liked parking in the Parc Pacific garage around 5pm, having a drink or two before the game at The Note. Then some nights even going after the game.

But then they had a ton of drama with the parking garage that made it unusable after events.

I ran into the gentleman who owns 1116 Olive today, and he gave me a tour of the entire building. He saw me peering through the front windows and came over to invite me in. What a nice guy! 

He also owns the building to the east where Crack Fox is located. He had a lot of nice things to say about them as long-time tenants. This building is a more recent purchase.

He said that he usually leaves the front door open while he's working so he can talk to people and show people around who are interested.

Here's a picture of the first floor - still very much a WIP.

As you can see, there is a mezzanine/loft space, whatever you want to call it. Above these are the 2nd floor.

I didn't grab a picture, but the 2nd floor felt HUGE. He said the ceiling heights are about 14 feet. Each floorplate is about 2,000 sq. ft. The loft/mezzanine is about 1,200 sq. ft. The upstairs windows facing Olive will be replaced.

He intends to lease the entire building to a single tenant, and wasn't really sure what the final use will be.

Speaking of that part of town, did 1105 Olive sell or did they just pull from LoopNet because no interest.

Guessing it may have sold because there are construction dumpsters outside of the building today and they are actively clearing it out.  Not sure if they are clearing just the old retail space or the whole building.

It would be amazing to see that building get rehabbed, especially if the first two floors of the facade are redone.

1105 Olive did change hands this year. Have no idea on plans other than a $15k permit for interior demo was issued last month for "Adult Day Care."

It’s an interesting approach. Backstopping the landlords will allow them to take chances on small retail businesses that might otherwise not be given a chance.

Downtown and city wide retail in 2025 - Any retail we could see come to the city? Opened the new Target in 2024 in Midtown - one of the bigger retail wins in a while for the city. Below are some stores currently trying to expand that I’m surprised we don’t have in the city limits, considering my low density hometown of 20,000 that is not a suburb has a few of these:

-Trader Joe’s is expanding upwards of 40 stores - could we finally see one in the city?
-TJ Maxx and Marshall’s have no locations in the city.
-Nordstrom Rack or the new small format Macy’s
-Crumbl
-Barnes & Noble
-Aritzia and Zara looking to expand in US fast
-I assume Dunkin’ is about to expand from its one city location fast - though I really don’t like their new drive thru format stores

Any other things on the radar?
