^ looks like some nice projects for sure.... you also don't see too many 4-family new construction these days like the proposal for Geyer in MH.

^ No demolition proposed? Unpossible!
Actually there are some pretty cool items in there.... three UIC infill homes, the Optimists project, and some cool National Register nominations, including the Crescent Building and one on N. Grand on the northern edge of Grand Center by Justine Peterson,

To update, several individuals showed up to the meeting to protest the proposed demolition of the house on Maryland. The Board held off preliminary approval and recommended that MSD work with the neighborhood to find an acceptable solution.stlgasm wrote:Yeah, that'll happen... right.imran wrote:Next meeting 9/28

^ The addition could go, but the main building looks like a nice candidate for rehab to me. We need more density not fluff green space. But that's a pretty powerful applicant for the demo, so we'll see.

Why do you say that?roger wyoming II wrote:But that's a pretty powerful applicant for the demo, so we'll see.
I'm worried about the appeal of demo for the lovely corner commercial building on Gravois… The Archdiocese tends to get what it wants.

Do you mean why I think the applicant is powerful? If so, he's a mega-connected developer based out of Columbia and big time political contributor.urban_dilettante wrote:Why do you say that?roger wyoming II wrote:But that's a pretty powerful applicant for the demo, so we'll see.

^ 5 attached single fam home infill in Benton Park sounds pretty sweet! (Plus two attached single fams in Laf Sq.) Keep the infill coming!
The Benton Park project looks great. I just wish they'd tear down the little white shack @ 2913 Indiana and extend this project one more house to the south.
Also good to see the Laf. Sq. Dolman in-fill continue to roll.

It's a shame MSD gets to knock over a beautiful three story 116 year old building in good repair in the Central West End. I mean, I trust experts to do their jobs, but there's got to be another spot for that.
I am quite suspicious about this proposal too. If you look at the plans there is an 'access road' and a parking pad. I have to question why it cannot be made more compact and not encroach on a perfectly fine historic house.
You can put as much fencing and shrubbery (read lipstick on a pig) you want but I probably would not want to live next to a pumping station. Apart from the visual awkwardness, wouldn't there be a constant humming or vibrations? I think it is going to negatively affect the property values on that block.
The 18th ward is significantly under-built/over-demolished already. There has to be a better location for this blight.

Infrastructure in public spaces should get creative treatments more often like painted fire hydrants and brick towers over standpipes. The hidden oil dykes of LA usually have creative screens around them like fake building facades. I'm sure we could hide a pumping station better if we tried.
