I think it looks great. It's been said, but the garage needs to be masked up nicely, and that building will totally rock Tucker. New construction, I love it.
Stop the dreaming urbanstlouisans. The new rendering is actually an old design. The Park Pacific building will not look like the rendering posted by archcity. Where did you get that rendering? The correct rendition is the one shown in PP's website and is reflected in the $$heavily priced$$ model in the sales office, which I might add is really cool. Don't believe me? Just ask the office.

Too bad the new addition couldn't be taller to help offset the amount of parking below. Only 6 new stories of residential? Couldn't they increase that to at least 10 - 15? I really like the new urban design - but there is just a lot of parking exposed.
^True, When I first saw the rendering on the website... I didn't realize the parking stretched under the new tower... I thought the parking was only in the middle section...bummer
One thing that is disappointing me about the Tucker side of the development is the lack of eyes this puts on the street. It appears that the first residential floor is on floor 7 or 8. To me this eliminates the effectiveness of the urban environment you strive to create with this type of density. It looks to create a disconnection between the people inside and the people on the street. Not a good design IMO.
I just really don't like how you can see the garage from the street.
I have to say that I love this new view. The only rendering that I had seen was from the southwest, psuedo-aerial and I really liked that one as well. I also agree with several others in that the garage could be masked a little better, but all in all, it will be a dramatic addition to the Tucker streetscape. Hopefully, there will be real quality retail going in the first floor of the garage to offset its presence and to help draw the much more numerous residents from the park side over to the Tucker (city) side, thus creating a more urban environment (one that seems to be inherently interrupted when you put a garage on the street). I do, however, really like the "floating" space between the garage and residential, but I wonder if they treated the garage fascade more like the residential portion if that would help blend the two halves and create a more dominating presence on the street.
Does anyone know how far along they are in sales? The saleswoman that I spoke with during the Downtown Living tour said that they would start construction once that hit 50%. The sooner the better, that's all I can say. Now I just wish I could figure out a way to afford a unit...
i suppose i'll eat my words and say that they have done a nice job with the architecture. it definitely doesn't look like a hospital any longer. regardless, that is one behemoth parking garage even for the combined 200 units (or so) of the complex. i'll be the broken record and say two underground floors of parking would be and improvement and maybe an extra few floors on top of the tower or something, otherwise this looks like a house perched on a cliff. taking new life away from the streets and placing it far above isn't a very good concept. also, even if the parking garage first floor is retail, you still can't help but feel that you are shopping in a parking garage. but we'll see.
The city side condos appear to have wonderful views to the south and North. However, Looking East accross Tucker you will stare right into a building with more Floors than the Cityside Tower and of coursel looking North you will stare right into the Parkside Tower.

I think you meant West. But I would argue that those views won't be that bad. Looking directly at another building isn't a bad thing, plus, western views will look over the pool.
Yes, I did mean West and of cours the pool area will not be an eyesore. However, I still believe the large building East will be as it appears to be a few stories higher. I'm a Californian now and I don't recall the building there on Tucker.
I believe Southwestern Bell - er, SBC, AT&T, whatever - occupies that building for back-office use. Or maybe they're in the equally ugly one next door. Either way, it would be nice to strip the facade off those buildings and completely re-do them.
100 N. Tucker is the shorter one while 210 N. Tucker is the taller one, marketed as a telecommunications/tech "hotel" that instead of office space houses networks and all that techy stuff that I don't really know much about.
