Does anybody know the timetable for the new construction at the Park Pacific? It appears that the original building is under renovation but as of last week there was no construction activity evident in the parking lot. Is it possible they plan on moving tenets into the older portion before the new structure is built? Or is the project waiting on presales before it gets going in earnest?
There are some pictures of the grand opening on their website (click the camera logo in the upper left corner)
The last picture is of the model which shows that the buildings aren't going to be connected, which I thought they would.
I really like this project and hope it gets off the ground.

This is a beautiful building near the library and a liquor store. I would be in heaven.

wow - check out the pics! I'm always amazed by the lobbies in old STL buildings. I had no idea that such a grand lobby was wasting away in there. .. I also really like what they've planed for the park(s). Granted - I would rather they be developed ... but lets set our sites on those empty lots, that god bank branch and those equally god awful "giant concrete block" buildings opposite tucker first.
This project look s VERY VERY nice. I'll feel better when I see ground broken though ....

Wouln't they have to break ground on the new structure? It does contain the garage after all.[/i]

We were given a virtual tour of the new building in early October, and we saw models of what's available in the old Union Pacific Building. They need at least a 50% commitment from potential retail, and residential buyers before the banks will approve the loan. They did not say how far up the percentage scale they actually were. We are very interested in a loft in the new building because they have outdoor decks. The decks however are only 5 feet wide, which is a pity. (not very long either). We saw a 2 bedroom corner model in the old building looking southwest and it would have been a great vantage point to watch the start of the Cardinal's parade last week. Only trees and the Soldiers Memorial block that view (If you are high enough. It was beautiful. However, we are not ready to buy just yet.

The whole project or just the new construction part?

I guess it's just about the sales. Perhaps they were hoping to be farther along by now.
I can see sales for the newer condos fronting Tucker not really selling all that well. They aren't really high enough to get a good view of the Arch, and Tucker is not the most attractive pedestrian street in any way. I don't understand the other building not selling well, as that's a pretty attractive building, and sits off Tucker, with easy access to Wash Ave, without the hustly and bustle of being on Washington.
IMO, if they want a building on that vacant parking lot, it would be better suited for business space.

It likely doesn't help that a visit to the sales office quickly exposes a potential buyer to our city's multi-block outdoor homeless shelter.

I didn't want to say that, but I was thinking it. Gotta love camp NLEC.

Maybe I overlooked it, but I didn't see an address to the sales office mentioned. The actual Union Pacific building isn't that close to the NLEC.SoulardD wrote:southslider wrote:It likely doesn't help that a visit to the sales office quickly exposes a potential buyer to our city's multi-block outdoor homeless shelter.

I previously read about a plan to fix Tucker up. Is that a part of the CBD beautification project or separate? A beautified Tucker would help increase desirability.
Also as mentioned, we need to deal with all the homeless just loitering around. Isn't loitering a crime? And can we sue the ACLU? For cripes sakes.

NLEC is at 14th and Locust. The Union Pacific is two blocks south and one block east of NLEC. Keep in mind, many vagrants loiter in the parks in the parks nearest the NLEC. These parks directly border this loft.Resurrectus wrote:Maybe I overlooked it, but I didn't see an address to the sales office mentioned. Loitering is only a crime during certain hours at Lucas Park. Maybe those hours need to be expanded.innov8ion wrote:Also as mentioned, we need to deal with all the homeless just loitering around. Isn't loitering a crime? And can we sue the ACLU? For cripes sakes.

Would a sign like this help?

Or maybe this?

Or this?

Tucker and the two parks adjacent to the Park Pacific are part of the CBD beautification project.
Also initial reservations at the Park Pacific were pretty good. Not sure how things have been going lately.

The problem is the concentration of homeless shelters and social services downtown. (Chicago has a similar problem in Uptown). The solution is a) greater distribution of services around the city AND in the County, b) more affordable housing around the city AND (puh-leeeze!) in the County, and c) more responsible stewardship by certain operators of social services downtown.
Police crackdowns on loiterers won't solve the problem if there's nowhere for them to go.

Easy to belittle and make fun of a trouble group of people who have neither resources nor a voice. Congratulations on your wit.

The homeless' voice is equal to ours. They can even access the Internet at the library by Lucas Park and NLEC.curious wrote:Easy to belittle and make fun of a trouble group of people who have neither resources nor a voice. Congratulations on your wit.

There are free resources available to the homeless, in the St. Louis area, to get back on their feet.
If the homeless want to be treated like everyone else, then they can be made fun of like everyone else.
