It will begin sometime this spring/summer. Financing is just about ready to go. There will be a meeting next Monday for the neighborhood to comment on the current proposal. And there will be no Wal-Mart in ONSL.

I know. I feel like I haven't really woken up yet. Haven't really had time here in the past week besides reading and making quick replies. Really, I'm just holding you guys in suspense. Here's the update as promised.



The mall looks to start construction summerish. Financing is nearly wrapped up thanks to the hard work of RHCDA. First floor space will be a mix of retail, live-work, and apartments. The ONSLRG Office will be moving into the Thomas Furniture building on the northeast corner of Montgomery and 14th. There will be a community art gallery in this building as well. Second and third floors will be apartments. There will be some minor demolition of parts of buildings, but no complete demos. The building on the the northwest corner of Montgomery and 14th will be renovated by it's owner as well. he seems to have some good plans for the future and is very excited about the rebuilding of the rest of the mall. 14th will be reconstructed as expected, but not until all of the work is done because it will be the staging area. Montgomery will not be rebuilt immediately because there is no money at this time. It will be rebuilt as a basic pedestrian area with sidewalks like the street would have for future rebuilding. RHCDA is looking at possibilities for the sidewalk and accessory money being used for alternative paving methods to get the street in. At the neighborhood meeting the consensus was to have a street on Montgomery if possible. The compromise that I suggested was to build the sidewalks and other infrastructure and just put grass down for the time being. I definitely want a street, but if the money is not available what can you do? All new sidewalks, trees, bike racks, lighting, etc. will be installed along 14th and Montgomery. There will also be a transit plaza at 14th and St. Louis in the area that is currently open.



Basically the plan at the moment has 14th being rebuilt as a through street with Montgomery being rebuilt at a later time but other options being looked at. All of the buildings will be renovated for various uses including retail and apartments.



I'll try to get a copy of the current site plan digitized this week, and see if there are any updates as far as financing and start date. Once the financing is ready to go, construction can basically start immediately.

Here is the interior of the building across the street that Stellar sees as a good concert venue. It was really dark inside this one.











I'll try to post some more later. I have interior pics of all the buildings that will be renovated.



Financing will be closing in the next couple of weeks at different times. I think the commercial portion will close this week or next, and the residential portion will close like a week later. I'm not positive exactly when it will happen. I'll let the forum know when everything is ready to go.



The marketing website will be launching soon as well. I will post the link here as soon as it launches.

The financing is committed, but not in place. It won't be for the street until next year I think. But the street will not be put back until all the renovation is done. The rest of the financing is scheduled for closing within days to a couple of weeks. Not sure of the exact day.



No commercial tenant have been signed, but there has been a little interest. The marketing of those spaces will start soon.

Most of the buildings will be rehabbed at the same time. In addition a number of buildings in the surrounding blocks will be rehabbed around the same time as part of a "sister" project.

I'll try to get a map on Monday of all the buildings being renovated. Not sure what we have in a digital format, or I'll make one quickly. Like MattonArsenal said, all of the buildings on the mall will be renovated concurrently, and several others around will be as well. The development area surrounds the mall a couple of blocks in each direction. Eventually, there will be new construction on vacant properties, but I don't know what kind of timeline that is on.

I should actually clarify what I said. All building that the development partnership owns will be renovated. There are two properties that are not owned by the partnership. One houses the only operating business, Headhunter's Unisex hair salon. The other is owned by a man that is renovated it himself, and has already done some work. One of the buildings that partnership owns doesn't have plans yet because it was secured only a couple of months ago, but plans will be developed for it soon. Historical assessment for that building will be done today.

Quickly made map. Didn't have time to refine it at all. Circled areas will be renovated. New construction will eventually go on the empty lots. No timeline for that, yet. The redevelopment areas are highlighted.



I accidentally left out a couple of buildings, but you can get the idea.

ONSL has placemaking qualities that could be better than Soulard. A town square-central business district-main street is a huge asset.
