Reading these threads made me remember the McKee name. Somehow I'd kind of forgotten about his decade long ''wait and see'' empire since CoVid -probably because the RFT is chasing other fish in their articles lately. I wonder if the great economic implosion has helped or hurt that guy?  

Is there even a real map of all the addresses he's still death-gripping or is all speculation (I mean aside from the big NGA hole on the north side) ?

Progress on the Homer G. Phillips hospital (first photo is from Friday. Drone photos are from today).

A few things to note here, and this is a disclaimer from me as well...
  1. I met with McKee last week to discuss Northside Regeneration. I wont go into my over 4 hour conversation with him, but it answered many of my questions and concerns that I had about the overall Northside Regeneration project. 
  2. This 3-bed hospital is a phase 1 of a larger hospital complex. I was shown the massing of the future (phase 2) hospital and was informed that design work is beginning on the phase 2. That process will take about 6 months, so renderings will be out by time phase 1 opens in early October. Due to rules he and his partners have to listen to, phase 1 must be open for one year and one day before the expansion can be built. There's a lot of interesting components of the future expanded hospital that I cant release publicly right now, but they'll be nice features. The 3-bed hospital is one of those features, but it'll come at a later date.
  3. Tenants are signing up for the office space at the Pruitt Igoe site along with a hotel brand that's new to the region and a museum. I was told the types of tenants that will be in the office buildings, but cant go into detail since some leases are still being worked out. 
Additional updates, from McKee and myself, will be made over the course of this year along with new renderings released and more. Everything I was shown, and the proof that went with it, makes it clear that his team is ready to advance on the area immediately around the NGA. There's just a few more kinks to work out. That's all I'll say for now.

If you want to know the progress on the new Homer G. Phillips Hospital, here are some pictures of my walkthrough on Thursday. Some other information...
  • Will be complete by September, but not open until October or November to train doctors, nurses and what not.
  • Will have 19 beds total (4 inpatient, 12 standard emergency room, 2 resuscitation, and 1 behavioral).
  • Will have MRI, CT Scan, and X-Ray rooms.
  • Will have hook ups for dialysis in all rooms.
The desire was again made clear that McKee and his company have the intention to develop the Pruitt Igoe site into a mixed-use development that will act as a catalyst. They're not going to let it go that easily, especially considering where they are with design, tenant commitments, etc. Regarding the medical school, plans are still being worked on with finalized plans, and approval, hopeful for sometime in the mid-summer. Additionally, more tree clearance from the Pruitt Igoe site will soon occur to make way for geotechnical work ahead of new office buildings, parking and hotel components (all of which will be talked about in more detail later on).

The Thomas Street extension is paused right now as some more utility work needs to be done on the Pruitt Igoe site prior to paving the rest. Main reason being: they don't want to rip up a new street after opening it. Ultimately, the road will be one of two main roads in the Pruitt Igoe site, once it develops, and will include another entrance and exit on Cass, which will line up with the public entrance to the NGA campus.

It doesn't set a great precedent for the mixed use district when your first building is a single story (urgent care?) and wrapped in surface parking. Yeah the district renderings look cool but it strikes me like phase one of BPV did back in the day.

^ Thanks, found some more details in PD article whether anything new or not to the thread   Clayco is involved, so money behind it, but only zoning change applications were submitted with no additional details other than generalities stated below.

ST. LOUIS — Paul McKee’s NorthSide Regeneration is planning a hotel and office building on the site of the former Pruitt-Igoe housing complex across Cass Avenue from the National Geospatial-Intelligence Agency.

Construction company Clayco, which has worked closely with McKee in the past, submitted zoning applications to the city for the site. The project is in the very early stages, but the applications reference a hotel, a commercial building with a cafe and event space, two office buildings and two parking garages.

McKee confirmed the applications were for zoning but released no other details. Building permit applications for the two office buildings provide an estimated cost of about $26 million total.

^$26 million for two office buildings?  Probably large footprint, 1 to 2 story exurban-style office/light industrial tiltup concrete buildings with a plain precast garage...at best.

If McKee just bought out the Pruitt Igoe site and left everything else alone he probably would have made a fortune as the surrounding historical areas gentrified, but alas, he just let everything rot with no solution in sight.

Some progress shots on the Homer G. Phillips Hospital from today. The Thomas Street extension is coming along as well with the branch to Cass Avenue.

Regarding the future buildings, they'll cost more than $26 million. I had the chance to review the plans and see what's coming. They'll be nice additions to the mix. There other components that will soon be revealed and that will commence sometime in the first half of 2022.

But it's not an urgent care. I've been through it multiple times and it's anything but. There are 4 inpatient beds in 3 different rooms and then 15 emergency room beds with a resuscitation suite, dialysis unit and so on. There are also all imaging things that are at typical hospitals. The only things they can't do, for now, is surgery and cancer treatment.

Agree with the others about the name, pedestrian realm (though at least the parking is in the back) and the design.  Like DB said, a warehouse.

But the details Chris provides are important.  Provided McKee can keep it open, it'll provide much needed services for that part of the City.

As underwhelming as it all is... I'm happy (maybe happy is too strong of a word) something has been built. Seems like an optimal time for some increase political pressure on McKee to start breaking ground on the bigger portions of his project.
