Houses like that weren't built for people of modest means. It takes deep pockets to maintain those houses. It makes me wonder about all the oversized houses the middle class favors in exurbia. When it comes time to maintain those big houses, will they be able to keep them patched up. And will they be worth saving.



If you have the means, this house is worth it.

I'm white and wouldn't give a second thought to buying in certain areas immediately north of downtown. I'd buy in ONSL first. Second choices would include several other areas including Hyde Park.



Don't you think a lot of it involves divide and conquer in groups? For instance, southside neighborhoods had groups of friends and acquiantances pioneer the neighborhoods. Some northside neighborhoods have social capital now and just need a little more to push things forward.

Hey, I do want to be a retard, but, isnt N 19th Street not the best area? I have been north of that area, and it was not horrible, but, I am not sure I would prefer to raise my kids there with other locations like the central west end.



I am sure for rehabbing, yeah, a great area and good for the neighborhood, but, if you had kids would you choose these areas over safer areas in south St. Louis or the central corridor?

Hyde Park is rather a toss-up, North Park Place is the most rehabbed and maintained of its streets. Rehab activity is in spurts in Hyde Park, while Old North St. Louis is getting much more attention. People do live near Crown Candy in ONSL, are of respectable means, and have children. I hope the rehab jaugernaut overtakes these areas from "Kerry Patch" to Old North STL, to St. Louis Place, Hyde Park, and more northern reaches.

One of my favorite old churches is in Old North St. Louis at the corner of Warren? & Blair. It's one of the oldest Missouri synod churches around and would certainly make good apartments. I don't think it's used for services anymore, however.

My favorite northside church is

St. Liborius around Florissant but one block west near North Market Street

It was established as a German Catholic church and became a Polish Catholic church, pics can be found at http://www.builtstlouis.net

Tell you what in 2 or three years i would be glad to live in North STL. with all of the new houses and young people i wouldnt be afraid of the crime.

This is an incredible deal just one block west of our place. I have been inside the place and there is great potential. While the building is newer than many in Old North, it has outstanding architectural features including one set of pocket doors and an elaborate mantel. All of the original windows are in place, although the front entrance has been badly altered.

ONSL needs more out of state people. The Restoration Group is very proactive with accomplishments of developing nine blocks with new and rehabbed homes along with $10 million from the Feds. for gutting dilapidated buildings missing roofs, walls, and have holes. Those are accomplishments that will be highlighted as great case studies in future planning literature.
