They're repaving Cass, but only between Jefferson and 22nd. I'm guessing that's the side the ribbon cutting will be at. Sure would be nice if they cleared the tires or fixed the sidewalks or trimmed back the plants on the old Pruitt-Igoe side, since my walk there today was quite harrowing.

This project always frustrated me in that it didn’t use any of the Pruitt-Igoe site, and instead tore down home adjacently north of there to have this campus. Now we have this fortress campus and a still vacant pruitt igoe site that could only be developed by something like this NGA project. Baffling and probably means that site will look like it does for a long time
Should start seeing more activity at the building now. Some have moved in, move ins in mass start middle of next month.

Has there been any discussion of what will happen to the old GSA? that could be a great redevelopment opportunity on the river front.
There is a process for selling it. Federal agencies get first right of refusal then it works its way down the line. I haven’t heard anything personally on any interest. Unless the coast guard for some reason wants to expand I can’t really see any feds, or government in general wanting it.

Scott Air Force Base “owns” it. When I worked at the Civil Engineer Squadron (the ones that manage real property) we had early discussions about selling it, money would go to the bases maintenance budget. I’ve floated it as a data center to some people. It’s on water. It’s got plenty of capacity

Kosciusko is such a disaster urban renewal project, it’s incredible that at least Soulard survived the destruction of I-55 and Kosciusko. Should have been a premier old neighborhood on the river, instead it’s just junkyard scrapping and trucking storage, incredible we thought that was a good idea

They're now working on decommissioning the old office in Soulard. Not really sure what to do with the site. The Arsenal buildings could be a museum but the offices and parking lots I don't know. Surrounded by heavy industry and train yards, I'm not sure residential would be a good fit. I have no idea what industrial demand is like these days and if someone could use it for that but it'd be a fit based on the surrounding area.

I mean what else would this be used as? A museum makes no sense because it's not near anything. Call me a broken record but I'd rather a museum of any kind be put downtown instead of a cut off neighborhood far from transit access or other nodes of the city. This is kinda where id rather data centers be built if we are having them forced on us.

A museum here would be very STL because very few people would go and it doesn't leverage anything else about the city. Would be a complete waste. Kosciusko definitely one of our urban renewal atrocities. Makes anything beyond industrial almost impossible. Soulard and old Kosciusko combined would be one heck of a riverfront commercial district, which is what we are missing horribly in this city. Soulard is great but Kosciuskos mess makes Soulard not anywhere close to being connected to the river
I’d really like to get in the minds of people that really thought these decisions would be better for the future
It makes NGA reuse really tough
I’d probably prefer AB save Lemp or old Falstaff in Benton Park but without the Busch family, I’m skeptical of them taking many StL centric projects. Love to see it though

Mill Creek Valley would have been our version of Over The Rhine in Cincinnati. Kosciuskos would have been our version of the French Quarter. When I see pictures of Mill Creek my stomach just drops. Literally would have been another Soulard right connecting the CWE and downtown. The pictures look like Back Bay in Boston, what were we thinking. And the development that replaced it is at best uninspiring. Then you go into the interstates dividing these neighborhoods from downtown (Soulard would be thought of like OTR if it wasn’t for 64) and dividing historic neighborhoods. Soulard/Lafayette Sq/Lasalle Park/Benton Park/Compton Heights/all the way to Tower Grove would end the take the cake as the most continuous historic district in the US if it wasn’t for that 44/55 interchange
Soulard is so siphoned off from everything and idk how we fix that.
The NGA space has such a huge parking lot in front of it. I would probably hope any reuse or redevelopment would include some new builds connecting it back to Broadway and the rest of neighborhood

Anheuser-Busch logistics expansion. Non-AB transportation hub for river and rail shipments. Heavy industry, like nearby Millipore Sigma. Data center.
