The Southsider has reported a combo bike/coffee shop has signed on for a portion of the retail space. Not sure what that would mean for A&M up on Arsenal.

That’s a nice concept. Hopefully it works out. Didn’t the owner of A&M die recently? If so, I wonder if that is effecting his business any?

^ I believe so but I don't know the impact on continuity... would be kind of interesting if it moved over to the 3172 and the current space was turned into another small biz.... maybe a flower shop or something.

I still like it. :) I think the panels will continue to look cooler over time... especially when (hopefully) they fill out that retail space and then also get some trees/etc. planted out front.

Has anyone heard more about sale of the lot next door? Is the rumor still a bank + coffee shop (hopefully not starbucks)?

I think when we all saw the 7-11 property changed hands the rumor was that we're getting a bank/coffee combo

I  didn't hear any retail rumors for the potential 7-11 redevelopment, but I believe a bank and coffee shop was discussed for the 3172 development. I assume if a coffee shop does go there as Southsider reported, one won't go be part of any 7-11 re-do. Also, in theory at least, the dessert cafe will be opening in the old Plaza Cafe spot.

I would be a little sad to see A&M close, even though I'm not particularly a bike guy. That's one of the few places from my childhood that's still open in the neighborhood.

The coffee and bike shop will go in the corner space at Connecticut and Morgan Ford. The Restaurant and Mid-Bay retail spaces are still available.

No picture, but it looks like some pre-construction activities on the bike shop/cafe thing at Connecticut and Morgan Ford has started. A tarp has been put up to divide the retail space.

21 of the 26 units are leased, according to the property website. That makes the percentage leased at 80%. The only units remaining are a single One Bedroom unit on the 2nd floor and 4 Two-Bedroom units on the 2nd floor. These are filling up way faster than I imagined.

I think the Euclid took about a year to get up over 90%. And Citizen Park May have been about the same. I wouldn’t call that slow, it just seems to have been normal for the large new build apartment buildings. The Orion if I recall was a bit faster - being first mover and having Whole Foods downstairs would help.

Those (along with York House) are at a higher price point than MoFo. The CWE projects are highest, then Chroma, then MoFo.

They’re also all on the higher end of pricing. The fact that they’re all almost completely leased, even if it too a while at first, is an excellent sign. Plus having those leases spread out throughout the year will mean there won’t be major vacancy periods if/when people don’t renew.

All one bedrooms are leased. The only remaining units are the second floor, two bedroom units. So 22/26 apartments (84%). The bike shop also has some signs up in the windows. No name but it says, bakery, coffee, bikes, apparel and service.

Velocity Cafe used to be in the corner building at Pershing and DeBaliviere, but that's the last one I can recall. There is a coffee and motorcycle place on Chouteau just east of Grand too. https://urbanstl.com/velocity-cafe-and-cyclery-t4331-s50.html

Cursed is actually in U. City, not Clayton  :)
