Parking garage snark aside...Nashville's stadium is (currently) surrounded by surface parking and low density land uses in a city with no real public transportation system. Pathetic indeed.

To their credit, they have plans for some entertainment/BPV type thing around the stadium in the future. And the area around Franklin Pike and Craighead street has seen a ton of activity, though that corner is still nearly a mile walk, under a freeway and over some railroad tracks, to the stadium.

Populous broke off from HOK in 2009 so they used to be part of the same group but are separate companies now. HOK is partnered with Snow Kreilich Architects (who, in my opinion, are a major reason for the better design of ours) for the St Louis project.

If I understand it correctly Populous is basically what was HOK Sport, which was almost a separate firm. (It was formed in part by a merger/acquisition anyway.) Not necessarily that much crossover with the St. Louis office, but someone inside HOK (or Populous) could say better. Anyway, I'm pretty happy with what we're getting, even if it is smaller.

Correct. HOK back in 2015(?) bought 360 architecture in KC to get back into the market of sports stadiums. I honestly wouldn’t be surprised if there were a few KC people working on the MLS stadium due to their specific knowledge. Populous and HOK have no relationship and are certainly competitors.

Source: I was in design school when the acquisition happened. It was the talk of class for the day.

They do have plans or a BPV-style neighborhood, and the adjacent Nashville Fairgrounds Speedway has plans in the works to be renovated to host NASCAR races as well, so it'll be a pretty large mixed-use entertainment district when all is said and done.

Centene Stadium is designed to be the top stadium in MLS because of its unique close seating to the pitch, multipurpose uses, ease-of-access to any space, compact and clean design, huge canopy roof that is close to the ground to maximize crowd noise, practice fields, training center, on-site team office, fan zones outside the stadium, landscaping and memorials, and all in the heart of a downtown atmosphere. There is no other stadium property like it in MLS. I currently work on the project on-site and it is really an optical illusion because from the outside it looks only about 4 stories tall, but from the inside, it looks like it's 8. The stadium looks small, but feels huge. One thing for certain is that it's gonna be loud during games.

It depends on whether or not NASCAR wants to stick with Nashville Superspeedway. They could drop that track and replace it with Fairgrounds, but with the fanbase for NASCAR that Nashville has, they might just keep both. In the end though, it all comes down to how good the racing is, and if they can draw crowds and TV viewers.

Let's hope that Centene Stadium sparks more infill development in the next few years. I hope the empty nearby lots don't just become $20 game day parking. It could be a pretty cool stadium district if that happens. I was kind of disappointed by the garage they're are building next to the stadium. I still don't understand the pink stairs. Who's making these design decisions? Downtown West needs development standards just like the Central West End at this point.

^ Can't argue about that as you current have different owners on the lots and different infill development giving it a more organic, neighborly feel then say BPV. Heck, someone with better feel of West Downtown could probably point a couple good areas to do single row townhomes as infill and still only be 3-4 blocks away maybe.

That being said, I think it would be fine if the lots stay $20 game day parking for a couple years simply for the fact that would love to see Two Cardinal Way & another office tower fill out BPV, Cupples/Spruce Street infill break ground , Old steakshouse torn down and replaced w proposed infill (sorry, can't think of name for life of me) & the Old Muni Court w backlot inill happen sooner then later. Rather have that then uncompleted BPV and only partial West Downtown infill. However, my gut feeling is that LHM would make something on their lot next to Union Station and the new practice fields happen before you Old Muni Courts gets developed and or another BPV office tower happens. But that is fine as well.

Today, I sent my drone up for a second to last fly around update of Centene Stadium and the area South of Market. The last update will be in mid to late July as the stadium should be completed by then (what a great birthday present for me, haha).

Those are most certainly heating coils to keep the soil soft during cold games.

MLS season goes from February to November, so it's definitely needed.

This is correct. Populous partners bought out the Sport side of HOK in 2009. HOK bought 360 after the non-compete expired to get back in to the sport side of things.

Regarding Nashville - I think the spent a lot more money on making it the largest SSS in the country over the fit and finish of the building - It looks stripped down compared to ours.

My guess is that they are banking on being a draw USMNT and USWNT games
