I know it's been talked about before, but is the Grand Bus Route the busiest and most frequent of the whole MetroBus network? It definitely is, the only one you can really expect a bus to be there in 10-15 minutes whenever you go. This really is the lynchpin for this area. With a bit of new construction and some "Heart of South City" branding, this could be an extremely productive and connected area. I personally would love to live, work, and play in "The Heart"
As rents and home values continue to rise it's not inconceivable that some of this low productivity property can be converted to 4-6 story mixed use, connecting the surrounding retail strips on Grand and Gravois into a full fledged "district"

oh, wow. yeah i can see that being dirty marble. that would be awesome/beautiful.
^^Looks like the original stone tile floor was overlaid by other tile or other covering at some point. Older buildings usually had some settlement issues early on, which caused the tile floors to crack. Then they'd cover them up, especially after all the influencers began raving about the futuristic, progressive material known as "linoleum".

^I think I have layer upon layer of those "influencers" in my kitchen I need to peel up one of these days, but I live in terror of what I might find there. I won't luck into that.
That looks like a really lovely bit of engraved marble. I wasn't even expecting it to have been the original floor, but maybe . . .
Project bidding right now. I saw it mentioned on a bidding website the other day. So, it's getting closer.
Always been concerned about this building eventually burning down or something equally grim, really glad to see it is going to get a new life.

This isn't a fun or easy post to make.
When we bought the beautiful Grandview Arcade building at 3600 S Grand a few years ago, we were very excited to restore her to her former glory. Without historic tax credits, cool old buildings like this do not survive because they cost so much to restore. We immediately sought state & federal approval of our development plan. This is a complicated process that can & did take a long time (over two years). While working on securing approvals we purchased & began renovating several other properties along South Kingshighway near our office. At the same time, for a variety of reasons including the impacts of Covid, construction costs have skyrocketed. This has affected all our projects. We are a small family business with limited resources & after painstaking consideration we are no longer able to move forward with the Grandview Arcade project.
Our team invested an incredible amount of resources over the last few years on this and we are all very disappointed. We love STL & are committed to helping our city be the best it can be. Therefore, we are going to be looking for a new owner for the Grandview Arcade so that it can secure the investment & attention it deserves as soon as possible.

Well, I wish them well and I hope they can find an owner worthy of the project. They're certainly doing a lot of good elsewhere.

The listing is now active and includes a ton of interior pictures. It's quite rough but the bones are good. Chris and I were able to draw 22 apartments (6 studio, 16 one-bedroom) into the building + 2 retail spaces.
