Very interesting; and not surprising. This is a great site that's been underutilized for years. Too bad they couldn't have included the land just to the east, where Walgreen's just built a new store.

Do you know if it involves demolition of the current tallish building? I hope not- that is so retro U. City and I love it.

I don't expect too much push-back. There's very little single family housing around there. Lots of apartments and retirement communities, and it's already pretty densely built-up with mid and high-rises. My neighbors in U City loved to complain about the traffic at that intersection, though.

OK, folks, here we go. This project is about 2/3 of the way down this attachment. Renderings, site plans, descriptions, etc.
“The proposed development proposes a new upscale mixed-use development that will include corner retail with outside dining, a 5-story Element by Westin Hotel, one of Marriott’s “distinctive stay” brands, and a luxury 4-story apartment building. The combination of uses are all built over a 2 level podium garage that is buried on the Delmar and Delcrest sides, and is semi-open but screened with landscaping to the West and to the South”
Looks like the old doctor's building is coming down.

It's a decent project. Not tall though. The document posted is from the October meeting, so maybe things have changed,
It’s okay. I’d rather it be taller also but I am not sure how it compares to the other buildings just south. I also would like to see the entrance on Delmar gone and make everyone use delcrest. It has a stop light so that would be better than people darting onto Delmar. It’s already a mess there with the road coming from Schnucks.
Nothing special but I don’t hate it. Better than what is there now. Reminds me of the Barton a bit.
I doubt there is much nimby pushback. Not that Ucity seems to listen to it much anyway. If this was Clayton it might be a different story.

Well . . . I can't say as I like the exterior. It's remarkably uninspiring. But I like having something that isn't parking covering the entire street frontage, and indeed the entire lot, really. Looks a lid on a surface lot, but if they can make it work . . . I too like the doctor's building chunk, but I'll live with it. Maybe politely suggest better exterior materials.

Ok so it's not so tall. The way it was described to me I assumed the retail, hotel and apartments would be stacked not side by side.

Site plan is nice. Garage entry is still on Delmar.

I really like that the courtyard and dog park are in the center of the development. I wish more developments would do that.

I think the building is pretty hideous, and I hope the developers go back to the drawing board, but I like the site plan and the massing.

10 minute bike or bus ride to Downtown Clayton. Immediate access to greenway directly to grocery.
Ideal location for car-free or car-lite people.

"We (Plan Commission) heard their proposal for a combination hotel and apartment development. The parking proposal was far from adequate to meet our code. They have contracted a parking and traffic expert and will present again. So far we've not heard a TIF request."

BTW, the Crown Center retirement community (the two concrete high-rises just south of Delcrest Plaza) are said to be planning an expansion.

Did anyone ever try that Mexican restaurant? I never did but always wanted to when I'd drove past it. Exterior colors gave off a nice vibe.
