I like the idea of rebuilding on this spot and investment.

"Planning Commission - The Plan Commission recommended approval of an Ordinance, for a Map Amendment, to Rezone the property commonly known as 8400 Delmar Boulevard from General Commercial (GC) to Planned Development-Mixed Use. They further recommended approval of a resolution to approve the Preliminary Development Plan for the proposed mixed use development containing a hotel, restaurant and residential uses."

This project is evolving. They're reducing the number of hotel rooms to about 80, while increasing the apartment count to about 225.
New rendering. New site plan. The 133-room hotel (in pink below) will now be at the southern border of the site, and will be built later. The apartment building will now border Delmar, and will have 252 units.

I don't hate that. It's quite an improvement on what came before. I could still stand for some reassurance that the exterior materials won't be awful, cheap, steel panel junk or contemporary stuccish. It's definitely "developer contemporary." But . . . it might do. And right now I'm not surprised the apartment gets bumped forward and the hotel delayed or possibly even axed.
I generally like it. Impressively urban, anyway. It sure will change the whole feel of that area (especially with the new five-story Avenir apartments just across 170).
Pretty sure the exterior is the same fiber-cement panels that are used on every other apartment building these days.
BTW, the new siting allows them to start the apartment building before demolishing the existing office building, which is still partially occupied.

Sounds like the U City Plan Commission balked at the requested tax abatement.

^I just got an update from U City saying the plan commission recommended approval of 100% abatement for ten years and 50% abatement for an additional 15 years.

I saw a dumpster on site today (not shown in pics), possibly doing interior demolition. Overall, the proposed project will be a major improvement for this parcel and area.
There’s also some news coming soon about the property directly to the south that will be a further improvement to the area.

I saw my dentist in that building just last week. They said there are still about five tenants in the building, and the landlord won't give them a firm timeline. Meanwhile, the building smells, office doors are left wide open, and the place looks abandoned. Very creepy inside. Half the lights in the elevator don't work, and if you press "LL", the cab will stop, the doors will freeze shut, and you'll be trapped. They actually have a little hand-scribbled sign taped over the buttons explaining that.
