Sweet sign, always good to add more light to Wash Ave.

I think the sign is a let down. I had hoped for an actually neon flamingo or something...And that blue marquis box like Blueberry Hill is ugly beyond measure. Blueberry's serves a purpose with the venues and acts, but why in gods name does this need one?

^ Some people will never be happy! The sign's great. Maybe it could be better, but whatever.

? The sign is a big neon flamingo that says "Flamingo" on the side. Are we looking at the same picture?
I think the sign looks great... the sign that needs to come down is that dam "LUCUS LOFTS. 1.5% below market price!" Sign that has been there forever. I think they need to rejuvinate it.

Forget the picture. I live across the street. That flamingo is an illustration with a spot light on it that looks like its part of GoodWork's signage that was misplaced.
Thee actual spelling of flamingo is the only vertical portion to be back lit, and franly, looks an awful lot like a public parking garage sign.

I'm not crazy about this one either. The blue box thing needs to go. The vertical part looks OK on its own, but it doesn't go with the rest of the building at all. I would have prefered some kind of old-school neon.

Lucas Lofts unsold units purchased by Cofman group
A group of investors led by Mark Cofman has purchased 28 unsold units at the Lucas Lofts condo development downtown for $4.3 million.
Cofman, a Clayton resident, closed on the purchase of the units at 1113 to 1129 Washington Avenue on Feb. 28 from Lucas Lofts LLC, a partnership led by developer Patrick Stanley.
Cofman said he is optimistic about the future of the condo market downtown. "Lucas Lofts is in a great location, and it's a really hot product," he said. The Lucas Lofts has a 10-year tax abatement for new condo owners.
Of the 104 units at Lucas Lofts, there are 76 sold. Cofman's group's unsold units range in asking price from $250,000 to $500,000.

Thanks to all for this great forum and thread. I've read it for a few months now.
I did the downtown living self-guided tour this past weekend, and visited almost all the lofts (for sale). Lucas Lofts particularly interests me (I also liked Bankers, after getting the impression that sound insulation was better than I've read reported on urbanstl. And I liked Dorsa.) I met Patrick, nice chap. But I have a few questions:
(1) What's up with the rooftop wading pool? Tiny sure, but more importantly it was absolutely filthy. I went to see the Ventana's pool, and that one sparkled compared to the Lucas pool.
(2) Is there a problem with Unit #17? I have the latest price sheet, and all of the unit types are well-sold, except for Unit #17. Of the six Unit #17's, only one is sold. What's up? Is there something about Unit #17 that people don't like?
(3) I saw the storage areas for residents, in the garage. They are TINY. Is anybody utilizing nearby storage building space elsewhere for their needs?
I probably have more questions. But any help with these ones above would be great! Thanks!

1: roof top pool.. like most pool sit does not officially open until Memorial day. It was clean all last summer and there is no reason to think otherwise for this summer. It is just recently being brought back on-line for use from winter storage.
2: unit 17... there is nothing "wrong" with unit 17, its just, IMO, it is the most expensive single floor unit, and it faces north. not that the globe building inst a marvel worth viewing at for countless hours along with the Lucas ave foot traffic, but to each their own.
3: Living downtown a person have to get used to living with minimal storage. When I lived at Vangard, we had NOTHING, so the 4'x4' locker in the garage seemed like a swell storage place to me. I take it other places downtown offer a substantially greater amount of storage? However, since the fiance moved in I have had to rent a space at Public Storage, its only like 60/month for a 5x10. good for seasonal stuff.
Lucas Lofts isnt perfect, but that 10 year tax abatement sure is nice, very low taxes, be sure to take that into account when purchasing.

North views are actually very nice IMO. If you are high enough it is a very interesting view and you get to watch the sky when summer storms roll through. It's awesome to turn off all the lights and watch a lightning storm in action. The other plus is that you get great natural light without the sun blazing in. I have had south views and had to cover furniture to prevent sun fade and at times of the day could not see the picture on my TV. Of course to get the full effect of the north views it help to have big windows and lots of them.
i feel ya on the south facing windows. at vangard i had south facing and my AC ran full time during the summer. at lucas, I tinted my windows ASAP when i moved in. The light is bright, that is for sure, but during the winter I have actually had to turn on the AC once or twice, with my electric bill being really low, $50-70 a month. during the summer, it climbs to about $100-110, but i think that is still good. Although i think it helps that my AC heat exchanger is shaded by the rooftop deck during the sumer, so i get good efficiency, opposed to heat exchangers baking in the sun all summer.
as for views, if one is high enough to see over the globe, then yes, it would be pretty awesome to watch those storms!

I'm looking into buying a unit in the Lucas Lofts building and am hunting for information on the building and its community. I looked through the archives of this forum and found loads of information from 10 years ago, but nothing recent. So for folks living in the building (or nearby), what do you think of living there? How has it held up over the past decade?
Thanks so much!
