Mayor Slay points and and verifies some interesting going ons in the CWE...most exciting is the verification that Opus is indeed developing the second highrise on Lindell! Also, national city is building a bank branch down there, as well...
Huzzah! Huzzah! Huzzah! !!! OPUS Northwest is building it's second condo tower at Lindell and Euclid! Talk about a perfect location. I hope this condo tower meets the height off the Chase. Of course, the condo tower will make many shudder at the Schlafly Library and parking garage, but it is a better parking garage than I have seen in even San Francisco. May Lindell take center stage. !!!
this is great! I know John Pitcher and he told met way back about how they were really interested in multiple sites in the cwe. he said that the next building would be in similar height, maybe taller, and that it probably wouldn't be as art-deco-ish as park east and probably more units and lower prices.
I rode my bike today and while I was in forest park, near the kingshighway side, i could only imagine how this awesome area is evolving to the next level. Try to remember what it looks like because it's changing, fast.

Sorry, I don't agree, ST. LOUIS GLORY DAYS ARE HERE NOW. You guys are lucky to be there and experience it first hand. The news of a new building at Lindell & Euclid really makes my day. I assume they mean the southwest corner? The parking lot on that corner always bugged me. Wait until I tell my good friend in KC about this new building. He is going to be mad.
I was also hoping the new highrise would replace that parking lot at the southwest corner of Euclid & Lindell, but unfortunately that's not the site of this new project. The new building will rise in place of the American Heart Association building on the northeast corner of the intersection. The surface lot will remain intact at least for a while. Sucks.
This is fantastic! Am I reading this right. Is Opus planning on building another high rise of Park east's Ilk on that site?

and P.S. I think the Park East is one of the best looking developments to hit St. Louis in a LONG time. If it's anythgn like the renderings .... my hats off to them
Though I too would like to see the vacant lots developed into some mixed-use, dense, new development, Opus' projects do follow strong planning principles.
The CWE has three major retail nodes along Euclid at Laclede, Maryland and Pershing. Park East is being built at the Laclede node with ground-floor retail. The second tower is planned near the Maryland node, with likely again ground-floor retail.
Though the site across from Chase would be a great high-rise site, it would less likely have mixed use. This site overlooks Forest Park (great for residential), but is off the beaten path of Euclid's more intense street-level activity (not as good for retail).
Thus, it seems odd for Opus to be picking existing buildings over parking lots for development, but at least Opus is building mixed use properties. Plus, with the resulting density increase, the remaining surface lots will only become even more attractive for future possibilities.
Fox 2's Fox Files did a special on the CWE tonight. It mentioned that there are a total of 4 new high rises planned. It also stated the obvious, rising rent is kicking out many old businesses, and bringing in others.
What are the 4 high rises? I know 4545 and Park East & the new one at Lindell & Euclid. What would be the other one?
By the way, in St. Louis Magazine the advertising for 4545 Lindell says, "Come home to high design". With the call to come home, I feel they are speaking directly to me. I wonder if they are intentionally calling expats to return ?
Opus Development is proposing a multistory new construction on the northeast corner of Lindell and Euclid, the former site of the American Heart Association headquarters. According to Opus, this new use of the property will produce approximately 200 new luxury condominiums and at least 8,000 sq. ft. of new retail. I like the idea that the project will put this property back on the tax rolls, replacing a tax-exempt use with a taxpaying use.
I was thinking about that too. I think they said it would be more affordable, so that probably mean some smaller units, but 200 would still mean they are building higher or wider. I can't wait to see renderings.
I was talking to one of the insiders of the Park East Tower a couple of days ago, and he told me that this second tower would be "at least" as big as Park East. I guess 200 units (even if they are smaller) certainly qualifies as "at least" He said the building was on the drawing boards as we speak. For what its worth, he also said that Opus is looking into a THIRD CWE tower!
BTW, Xing: Park East is above ground, the tower crane is up, and things will really start rising quickly now. Also, its 75% sold!
Really very impressive. It is good to hear that Opus is doing well with the Park East Project and that it might lead to a second or thrid high rise projects. They really create some beautiful buildings in places like Minneapolis. 26 stories for the park east... maybe 30 for the second... 30+ for the thrid? those would be some big buildings
And hopefully their success will prompt them to be among the first developers of new residential buildings downtown. It's definitely good to have them here!

^ debaliviere I totally agree. Even if opus stays only in the west end, who cares? they put the whole concept of building high-rise residential in st louis back on developers to-do-lists
