I would think taxes would be the issue here.  They would have to determine what rates to apply, and who collects what.  KC MO also has income tax (like STL).  They would have to determine who pays the 1% to KCMO.

Kansas City MO funds a new downtown ballpark and Kansas State funds a new NFL stadium.   A win win from this outside perspective.

^^Hopefully. I don't get these West Bottoms, NKC type proposals. They're not Downtown. DTKC has enough surface lots, underutilized properties that its ridiuculous they would think about anywhere else. The current Mayor at least seems more susceptible compared to the County Exec. They had a ready made plan though with EV but Cordish got in their ear and they had their head turned because the Crossroads was .1 of a mile closer to P&L or something like that. Funny thing was when Sherman was asked about the EV site he categorically said it would not be an out and out entertainment district rival to P&L but a mixed use compliment to what already existed Downtown.

Not too fussed about the Chiefs going to Legends as there is a cluster of things already out there, OP/Olathe etc would not be good though due to the endless southern sprawl. TSC is the worst area with pro sports in America. The sooner thats vacated and repurposed for logistics or whatever the better. You'd be forgiven for thinking the whole of KC is a *hole if your only experience was going to that area for a game.

Truman Sports Complex and The Meadowlands probably share that title. Or maybe the TSC wins as the worst because the Meadowlands has one clumsy train line and two bus lines while Truman remains 100% auto-centric.

This morphed into a 600 unit proposal with 2 new buildings, including the tower, and the renovation of SOM’s Plaza Corp Center. Full incentive package approved Monday and developments plans were already approved. Project is expected to break ground this fall.

Port KC noted a need for 5,000 more units of housing around the Plaza today. The Plaza’s new owners are working on a few major plans to renovate and redevelop the district including potential housing development, renovations of historic structures, pedestrianization, and new tenants (bringing tenants from Highland Park in Dallas). The first announcements to be made this Friday. City is likely to provide additional policing or security.

5000 units around the Plaza is going to be tough, there are definitely some high profile empty lots. They would all have to be substantial towers that I'm sure the NIMBYs will love

Seems to me that KCMO boards and the City Council are starting to ignore NIMBYs much more often than before. Although, I know that the Plaza Tennis Courts are set to be eliminated and that’ll probably demonstrate whether the NIMBYs will win or if the City will push them aside. Same goes for the Nordstrom site on the Plaza (new owners are likely to propose an apartment building there). These are two big tests for the Plaza area’s future.

Exactly. Whilst purely in regards to KC its better if the Chiefs stay in Missouri and the balance of power doesn't continue to move over to Kansas within the region, if we are talking suburban sites then Legends is light years ahead of TSC - at least Legends has some stuff and other complimentary uses - if you want to tailgate or go to a bar, you can do both at Legends and both have equal access to highways and theres way more in terms of places to stay in that immediate vicinity. I also heard the T-Mobile Campus in OP may be offered up, which would be utterly disasterous. KCMO has had a real fight against Overland Park in particular and that would just further swing things towards McMansionville. KC should follow a city like Indy and look to build in or near Downtown to get the Wrestlemania and US Swimming type events but this metro is far too short sighted and wrapped up in nonsense like parking.  KC has a lot of momentum in the last year or two alone with the Chiefs, Mahomes, Kelce, Taylor Swift, getting the World Cup, I'm a bit concerned there might be nothing to show for it as this won't last forever.  In a weird round about way, maybe when the NFL finally moves to 34 teams with no teams in Missouri the state offers support to a St. Louis expansion bid?

Also I don't get why the Royals don't just go back on the East Village site. Its ready made. It's not constrained like other sites for space, and it does not have the level of opposition from local groups or businesses that others do. I think the "government opposition" stuff is bullsh*t - look how close some federal buildings are to Busch and other stadiums and if we are nit picking over the stadium site .1 point of a mile further from P&L as opposed to the Crossroads site, then the city deserves all the sh*t coming to it.

I'm pretty confident the Chiefs will go to KS, probably the Legends. The Royals I have absolutely no idea where they are playing in 10 years. A suburban site in Kansas for a small market team like the Royals would just be lunacy. If they leave, KC will never get another MLB franchise. There are too many other cities growing faster.

The Plaza in KC sold for $175 million to HP Village Management and Clark Hunt per Wall Street Journal. The new owners plan to make significant renovations, build new office and hotel, increase local restaurant options, and bring in additional luxury tenants (Dior, Hermes). WSJ describes the districts draw as a regional shopping center bringing shoppers from Omaha and St Louis in as an avenue the new owners hope to play to.

KCMO and the new owners will partner on additional security and police presence as well as license plate readers and cameras. Not mentioned in the article, but Port KC and City have aligned on the need for significant housing construction in the area to the tune of 5,000 units and have opened the doors to incentives.

Maybe Omaha... not STL.

St. Louis has far more upscale retailers like Saks Fifth Avenue, Neiman Marcus, Louis Vuitton, Tory Burch, Miniso, and many others.

STLians won't go to KC to shop. These Texas investors, obviously, are clueless about demographics and draw.

Just my two cents.

I agree with you the only way anyone in St.Louis is shopping in KC is if they are visiting family other than that St.Louis has plenty of options besides I would think they rather go to Chicago or Nashville

Absolutely stunning. Glad there’s an effort to really interact with the river more. I was recently in Austin and really loved the connection that city has with its natural resources. I really wish KC would take more advantage of that.
Wall Street Journal reporting today that the ownership plans to expand the stadium, likely after the 2026 World Cup when the stadium will be used as a team base / training facility. WSJ also reported that the 2 million sqft mixed use district will break ground this year.

‘Can we make this a safe place?’ Country Club Plaza’s new owners spell out changes

A little more about the plans at Country Club Plaza. Interesting that they are planning a new office building of all things on the Nordstrom site. KC is also a top regional destination for people in STL to spend a weekend. They won't be going to KC for shopping, but many will shop while they are there. Especially once the streetcar extension opens

I listened to the press conference with the Mayor and new owners on Monday and they showed lots of optimism. The city side showed willingness to issue incentives of all kinds (TIF, PIEA, PortKC) to get the Plaza back to where it needs to be. The office building at the Nordstrom site will be of “architectural significance” since it bookends Nichols Road. This building will require the Plaza Bowl regulations to be re-written since that site is capped at 3-stories currently. The closed movie theater will be repositioned. Newer retail buildings, and those with ugly facades or store fronts will be  overhauled to look like they’ve been there for a hundred years. Security is going to be enhanced. Roads will be redesigned to have a better experience for pedestrians.

All around, it seems like they’re going to try making the Plaza a regional destination again. A place with high-end stores and local restaurants. It’s a great vision.

We’ll see more this fall.

I don't know if this has been realized or discussed before, but I just found out that KCPS is pretty much the city's inner-most 67 square miles and has a population of 208,000 which comes out for a density of 3,104/square mile or about 180/sm less dense than North City as of 2020.

About 25 sq miles is heavy industrial in West Bottoms, Historic North East, and industrial + flood lands + reclaimed spaces in the Blue River corridor.

Doing a quick outline on Google Earth shows that's not near 25 square miles. Comes out to around 10-12, and it's not like St. Louis doesn't have industrial.
