I can’t wait to see this building lit up at night. Another area of downtown that will be alive. Anyone know what is going on with that absolute horrid garage on the corner of Tucker & Locust with all the graffiti on it? That would make for a nice mid rise apartment building on that corner.

Tat garage must be beyond repair at this point and will need to be replaced. Don't walk on the sidewalks near it.

That is correct. We have Walker engineering from Chicago that have been working on the garage for more than 10 years that we had recently retained. We do have repair plans already bid it out. Choose our subs already. We are working very hard to get it financed. Next door building and few other neighbors also need more parking spaces. It will be a joint effort. Would be 20-30 % cheaper than building a new one. At least that is the estimate now.

This is a moderate rehab (overlays, joint replacements, select PT/concrete repairs) is ~20–30% of new, you avoid ~70–80%:
~3,800–6,500 tCO₂e saved.
In summary we will have 100,000 trees doing other cleanup.
I hope my answer was enlightening. Let’s save more structures!!

That garage was "stabilized" 10 years ago with enough lumber to build a small city. I watched from a work window as all of the lumber and jacks were pounded and pumped into place. At that time it was considered a risk to collapse.
Great to hear that that may no longer be the case and could be successfully rehabbed. I don't love the idea of parking garages but if it could be saved, used and made more presentable, it would provide a big improvement on what it is today.

Parking just takes up way too much space as it is downtown, so anytime we can transform land use from being parking only, I would prefer that. The abundance of parking garages and surface lots are a huge thing holding downtown back. It’s always hard to buy that any more parking is needed downtown when you can’t look any direction without a bunch of empty parking spaces, each of the blocks east and south in this case. So, just wish this large parcel was being redeveloped into a residential or mixed use site with parking built under/into a podium. Just more value. Of all buildings people give up on saving or demolish by neglect (things that matter to our architectural heritage), anytime something like a parking garage is saved from the depths, it just raises a little frustration for people bc of those other tragedies
Overall love everything being done to make this part of downtown a more livable place, and looking forward to Jeff Arms opening this winter!

AC hotel booking was available for 12/21/2025 but now that’s been moved to 01/19/2026
Well, a month later the AC bookings have been pushed out to march 2026 and I really don’t see anything actually opening til at least May 2026
May 2026 opening as predicted
