In a very enthusiastic press release, IKEA announced this week that "steel erection is underway" for the mammoth furniture retailer's first St. Louis location (and second Missouri location because they decided to build one in Kansas City first, not that we're bitter or anything).

Taxing districts will get 100% of the personal property taxes and commercial surcharge real property tax and 50% of the locals sales, utility, earnings and payroll taxes (except that the school district will get 100% of the .667 desegregation sales tax). This will be several million dollars for a project the size of IKEA.

Even with TIF, retail development can still be lucrative to taxing districts -- 50% of something is better than 100% of nothing (which is why cities abuse TIF to lure big box retail from other cities).

Remember though that some sales are just shifted from other retailers. Though IKEA will probably do better for a muni than most any other retailer in that it'll bring shoppers from far and wide.

^ it's kind of like Cards baseball... the vast majority of customers will be outside city limits. The other thing about IKEA is that it is bound to induce surrounding retail as well at sites like Midtown Station; the question there becomes how well it fits into an urban form.

IKEA is building a store in Memphis ..
they aren't even close to 2 million residents.
Whats up with that? I just think with them building all these new stores they are soon to destroy their uniqueness they have or maybe I'm over reacting cause i think Memphis is such a pit of a city :lol: sorry had to go there..

(1) I'm sure people in Memphis are very excited to be getting an IKEA--and they didn't even have to do all of the whining and complaining St. Louis did
(2) A lot of people say the same thing about St. Louis that you say about Memphis
(3) IKEA has locations in small cities all over Europe that would be way too small to get IKEAs in the US

My thoughts:
-I'll bet you everyone is Nashville is pissed off and wondering how/why Memphis jumped ahead of them.
-Agreed with the "people living in glass houses"
-I'm guessing having Ol' Miss an hour away helped accelerate the decision
-Having FedEx's huge presence might have also helped. Could IKEA be adding a distribution center to the mix?

Glad to see they've invited the mayor of Memphis to the press conference. My first though is they'd drop a store way out in Germantown or down in Olive Branch. But we'll see what happens.

^ While on the subject of Memphis, I was hoping for a cultural exchange of a Sweetie Pies and a Peabody Hotel, but I've seen some headlines that the plan for a Beale Street Sweetie Pies may fall through. Hopefully we'll still get the marching ducks.

I think people in St.Louis had legit reasons to whine though? nearly 10 years of rumors and finally they decide to plop a store here i really don't think they were very kind to St.Louis and i believe St.Louis bent over backwards to get them here as they could of very well skipped us for Memphis.
I've been to Memphis many times and I'm sure some of you have as well. Theres nothing really i desire about Memphis at all even Beale St was very boring to me. I'd take St.Louis and it's classic neighborhoods any day. The only thing i think St.Louis and Memphis have in common is crime a few brick buildings and maybe BBQ that's about all other than that theres no resemblance of neither city..
Nashville has more character i must admit i really dig Nashville and their skyline has dramatically changed.
I wouldn't say i hate Memphis just not my cup of coffee of a city i would want to visit again and I'm sure many of them feel the same about St.Louis
From what i read the IKEA there will be located behind the Costco on Germantown Pkwy.

That was one of my thoughts. I'm still amazed at how quickly it seems that place went from busy mall > dying > closed > torn down.

Instead they're putting it by the Wolfchase Galleria. And yes even though the store will be waaay out there, the IKEA will still be in the city of Memphis.

Their IKEA is going to be 269,000 square feet thats going to be a small IKEA compared to ours at 380,000. I was reading about sweetie pies isn't there something about the lease they signed or something that has the restaurant up in the air? If St.Louis does get a Peabody hotel what building do you think it should be and where should it be located? Isn't the former Millennium hotel suppose to be just that again once things fall into place with Lawrence group who's trying to purchase the building ?
