^Just got an email from the agent on the fate of the Klasek building. Looks like residential use of the property will have to stay a pipe dream for the moment. Apparently "the Purchaser, Super Market Merchandising, will continue commercial application of the property."



Oh well. At least the Fleur de Lis site will give us more residential in the area. Someday. Probably. Maybe.

I've noticed occasional dump trucks, backhoes and Forestry Division trucks on the site multiple times in the past couple of weeks. Any idea whats going on?

If they are city trucks, I'd assume just doing clean up work or using the property for work they are doing somewhere in the neighborhood.

Information I've received from both Ken Ortmann (Alderman) and Millennium:



The previously piles from legal and illegal dumping has been "smoothed" out and a berm has been built at the alley and parking lot to restrict any further illegal dumping.



Grass is being seeded so that it will be an easy mow to keep the lot looking better.



The project at the corner is not dead, possibly has changed, but not dead.



Also, watch for a new planter and plantings to appear by the end of April at this corner. This is a project undertaken by the Beautification Team of Benton Park West.

I was hoping that this was the case. It is rather unsightly at the moment. So are you saying that it is still possible that Millennium might do something on the corner or that someone might still do something on the corner?

It is so exciting to see new stuff popping up on Jefferson. There is a building on the corner of Jefferson and Shenandoah on the Fox Park side getting rehabbed right now. I stopped the other day to ask what they plan on doing. The construction worker wasn't sure, but he said that there will be condos on top and a possible wine bar below.

In the name of all that is holy! What a shocker this afternoon. I was on the way back to my office a bit ago and saw the huge sign sitting in the old Fleur de Lis site. I just assumed it was a sign about some beautification project. Instead, I found this:







Apparently someone has picked up the mantle and will be taking on a project similar to Fleur de Lis. The sign wasn't specific on the developer, but it appears to be a subsidized project. We'll see if it actually happens, but it is great to see some activity.

Looks like the Millenium Logo is in the middle. I didn't know Claire Vogt was with Coldwell Banker. Way to keep it in the family.

I think she's always been with CB - I remember her as having the listing on their first-ever rehab on Compton.



And Killeen Studio was the original Fleur-de-Lis architect too. (Love their projects)

I thought the same thing. I've been in the dentists office there and although it has had a lot of money spent on it in the past, it is an odd building with some very noticeable structural problems. I was looking at it for an office space for a client and always thought it would sit there until the price went down or it was foreclosed on. So I guess I am saying, I don't see it as a crime that it will be no more.



What does upset me is that it looks like a major corner location in a reviving area is being made into surface parking. Hopefully they have long term plans to change this in the future, but that corner really needs another anchor with the SW corner empty due to the park being there.

Back on page 3 of this thread, someone named Cue232 said that the dental office was owned by their family, and Millenium had agreed to buy it and build a 4-story garage, with a facade intended to match the new condo building. I guess that's out?

The property north of Arsenal is no longer available. It was purchased this past spring by a company who does food testing and other testing services.



The architectural conception for the Hydraulic Brick Lofts is flawed slightly in noting where parking will be available.

Geo St. Louis is showing no new permits since 2004, one of which was canceled in 2006. That must have been the old plan. I guess its possible the permits haven't made it onto the website yet, but I'm not optimistic here (in the short-term, anyway).
