Maybe it's just me, but those colors remind me of the Irish flag. Orange, Green, and (off-) White.

^Given the name that would make sense, but . . . man, they played it subtle. Pastel.
Either way, it's really a pretty nice looking building. Much better than most of the cookie-cutter apartments going up these days.
Wow, I thought this building was finished several months ago. It was originally supposed to open late 2018. What was the delay?
^Did the grocery space ever get filled with anything, or any 'Coming Soon' announcements?
Amazing this sold for $30 million with all of that empty retail space, if not. Although the apartments are almost fully leased, according to their website. They only have 1 unit available, with 2 more opening up in the next couple weeks.

I happened to drive by about an hour ago and noticed there was some construction going on in the retail space. Not sure on any details.
The TI permit applications from September name the tenant as Fields Foods. I guess maybe they found it easier to work with the new ownership group, Great Lakes Capital.OnTheEdge wrote: ↑Oct 08, 2021I happened to drive by about an hour ago and noticed there was some construction going on in the retail space. It's hard to imagine Fields has the resources to open another store, let alone two, but maybe this bodes well for the Expo retail space...

Is there more than one retail bay or does that mean fields foods isn’t the tenant?quincunx wrote:$300k building permit application submitted for a gym

There is 16,050sf of retail space along Clayton Ave., according to the Pace listing. They could have subdivided it.SeattleNative wrote: ↑Oct 10, 2021Is there more than one retail bay or does that mean fields foods isn’t the tenant?quincunx wrote:$300k building permit application submitted for a gym
Or...noting that the address of the "gym" permit is on Victoria Street instead of Clayton, my guess is that they are converting the ~1200sf residential exercise room and yoga studio, next to the entrance, into a small fitness retail space.
Can’t find the Hibernian thread but Field Foods is finally going in. Apologies if this was posted somewhere else someother time.
The first handful of times I saw their logo, I thought it was a basketball going in a hoop.

Does this decrease or increase the likelihood they’ll also open at Expo @ Forest Park?shadrach wrote:Can’t find the Hibernian thread but Field Foods is finally going in. Apologies if this was posted somewhere else someother time.

Field Foods grand opening today at Hibernia. Story confirms new location at Expo at Forest Park: https://www.stltoday.com/news/archives/ ... 7be.html#1
Now Dogtown has a truly walkable neighborhood center again. Grocery store, bars, restaurants, insurance office, sweet shop, bakery, school, church and park all within a short distance of each other. Nice to see and even better that Hibernia's ground floor is now activated.

This building is for sale again, no known listing price. It has over $293,000 in outstanding property taxes.
The apartments are 94% leased but the 16,000 square feet of retail space is completely vacant as far as I can tell, the Fields Foods closed in 2023.

There is one of those F45 Fitness places open inside. Still waiting for the Field's spot to turn over though

Hard to believe there’s no grocer out there anywhere that could take those spaces. Expo has the perfect space and neighborhood for one and can’t get one. Walkability in StL gets absolutely killed by lack of grocers. The form and other businesses are there, just not groceries
I live in Clayton-Tamm and loved having Fields for that short time. However, I felt like it was a little too big/trying to do too much especially with a very nice Schnucks up the street. If it was somewhere between full service (which I considered Hibernia/FF) and a big bodega, I think that would've made more sense for the neighborhood. The groceries were great, but even just a place to walk that wasn't a gas station/liquor store for basic toiletries and necessities would've gone a long way
Edit: I'll also add that Dogtown still has plenty of working class folks and Fields was not cheap. Noticeably more expensive than Schnucks even

I don't really know, but I feel like Fields was hampered by unsustainable growth that they would have needed a large profit margin to make up for, which obviously didn't happen. I can't say all their locations would be sustainable, but I definitely feel like the Dogtown one should have worked on its own.
It'd be nice to see Schnucks or Dierberg's or even Save a Lot create a small scale grocery chain, because there's definitely a market for it, just needs to be treated with care and managed in a sustainable way.

South Miami has an "urban" Aldi (first floor of an apartment building). Why not experiment with that concept here?
