^Did the grocery space ever get filled with anything, or any 'Coming Soon' announcements? 

Amazing this sold for $30 million with all of that empty retail space, if not. Although the apartments are almost fully leased, according to their website. They only have 1 unit available, with 2 more opening up in the next couple weeks.

The TI permit applications from September name the tenant as Fields Foods.  I guess maybe they found it easier to work with the new ownership group, Great Lakes Capital.  

It's hard to imagine Fields has the resources to open another store, let alone two, but maybe this bodes well for the Expo retail space...

Yep, asked a coworker who is a Dogtown resident and they said rumor on the streets is Fields Foods.

There is 16,050sf of retail space along Clayton Ave., according to the Pace listing.  They could have subdivided it.  

Or...noting that the address of the "gym" permit is on Victoria Street instead of Clayton, my guess is that they are converting the ~1200sf residential exercise room and yoga studio, next to the entrance, into a small fitness retail space.

Now Dogtown has a truly walkable neighborhood center again. Grocery store, bars, restaurants, insurance office, sweet shop, bakery, school, church and park all within a short distance of each other. Nice to see and even better that Hibernia's ground floor is now activated.

This building is for sale again, no known listing price. It has over $293,000 in outstanding property taxes.

The apartments are 94% leased but the 16,000 square feet of retail space is completely vacant as far as I can tell, the Fields Foods closed in 2023.

Hard to believe there’s no grocer out there anywhere that could take those spaces. Expo has the perfect space and neighborhood for one and can’t get one. Walkability in StL gets absolutely killed by lack of grocers. The form and other businesses are there, just not groceries

I live in Clayton-Tamm and loved having Fields for that short time. However, I felt like it was a little too big/trying to do too much especially with a very nice Schnucks up the street. If it was somewhere between full service (which I considered Hibernia/FF) and a big bodega, I think that would've made more sense for the neighborhood. The groceries were great, but even just a place to walk that wasn't a gas station/liquor store for basic toiletries and necessities would've gone a long way

Edit: I'll also add that Dogtown still has plenty of working class folks and Fields was not cheap. Noticeably more expensive than Schnucks even

I don't really know, but I feel like Fields was hampered by unsustainable growth that they would have needed a large profit margin to make up for, which obviously didn't happen. I can't say all their locations would be sustainable, but I definitely feel like the Dogtown one should have worked on its own.

It'd be nice to see Schnucks or Dierberg's or even Save a Lot create a small scale grocery chain, because there's definitely a market for it, just needs to be treated with care and managed in a sustainable way.
