I wish places like Dunkin' Donuts and Steak N Shake didn't always want drive-thrus, otherwise a couple of 24 hour businesses together would be pretty sick. Throw in an Anytime Fitness maybe.

Actually, though this wouldn't be the right area, St. Louis should have a 24 hour district somewhere. Downtown would probably be ideal. Anyway, this project is nice-looking, and I hope that the City points to it whenever developers want to build along Grand or any other major thoroughfare in the future and says "Do it mixed-use, multi-story, urban formed like this." Although I would prefer something a bit more sleek as opposed to the faux-historic angle they're taking.

DblnSouthCity - almost nothing is built spec anymore. They will need to get it about 60 percent (give or take) pre-leased to get financing.

Why apartments? Grand is a commercial street, so it should primarily consist of storefronts below, offices above.

^ historically its been a residential street just as much as office on second floors, no? I do think there would be demand for new apartments in that area... I have envisioned something like Metro Lofts fitting in there.

The large condo building across the street, single family homes along Grand to the north, two large apartment towers two blocks further north, and apartments on the next block south led me to believe this is a mixed use corridor.

New apartment buildings are being constructed all through the central corridor of the city and county. This area is attractive, walkable, is very popular with young renters, and easily accessible. It hasn't seen new apartment construction in probably over a half century. Just seems to make sense. I don't see a huge demand for office space in South City.

Maybe you fill a floor of Class B office space, but you could probably get a four story Class A apartment building similar to MetroLofts with retail on the first floor.

Evidently the owners deliver on great food but have had an issue with sales taxes in the past.

On a bit of unfortunate news, it looks like the family that opened the candy store during the Winter didn't realize success as it appears to already be closed.

The St. Pius School building is for sale.... would make for some nice apartments, I think.

Took a visit back this weekend with the fiance -- in my continuing effort to gain her support for a move to STL from Chicago, I had A LOT of activities planned. Death in the Afternoon upon arrival via Amtrak, stayed at Hotel Ignacio, ate at The Fountain, went to a Pokey LaFarge show at Off Broadway and a couple of corner bars after. To convince her it can be a car-free city, we used the bus (thank you new #70 Grand bus!) or Metrolink when possible, and a taxi when not. On Sunday, we stayed at family's off Loughborough, took a long walk through the neighborhood/park and spent some time hanging out in the backyard (which would've been impossible in CHI...still annoyingly chilly as May approaches).

Of all the things we did though, the activity that helped my case the best was our Sunday brunch at Rooster on S. Grand. And not even the actual eating part (though my slinger was delicious), but the 45-minute wait for a table! It was a gorgeous day, there were actual people (and kids, and dogs) out walking the neighborhood or talking on the sidewalk, Ritz Park had a performance of Two Gentleman of Verona -- just a great overall scene which totally countered much of the drive-everywhere stigma of St. Louis. Other neighborhoods or business districts definitely should look to S. Grand as a imitable model.

I didn't know the Guerrilla Street Food restaurant was only going to take a portion of the Arsenal corner.... there now appears to be a T-Mobile going in at the spot as well and seemingly will have the main entrance of the old sushi place.

South Grand isn't missing a beat.... the spot just recently vacated by the martini bar already has reopened with a beer bar called Brickyard Tavern (soft opening this weekend) and along with all the other recent and soon-to-be openings it really is Grand South Grand.

A couple buildings also are getting some substantial facade work including the building with the Medicine Shoppe, which may be getting rid of its cladding and going back to a brick facade.

EDIT: looks like the Medicine Shoppe unfortunately is just getting a new re-cladding and not restored brick-work.
