Curious. Both Ruler Foods and Family Dollar are advertising management position at 2700 S. Grand. Both current.

The building is getting a $520,000 buildout. I can't imagine the space is big enough to house both.

Pres - Ruler Foods can squeeze to 18k SF and Family Dollar can do 8k or so. So they only need 26k together. How big is that building?

Not sure. Looks like maybe 20 - 25,000 sf. I guess it's also possible that one of the companies got their address wrong.

Alps was subdivided sometime in the last year with Family Dollar opening on the north side of the building. Not sure on the sqft but the split was already done so whoever is looking to move would know what the were working with on the now smaller alps space.

Grand South Grand was looking great today on a sunny afternoon.... again just a few retail spots are even available.

I'm not sure if that Brasilian restaurant is still planning to open (its signs are in the windows) and I also noticed the building that housed the Vietnamese Doctor's office is also now available. The new candy store was closed although the business hours sign said it should have been opened.... hopefully they'll be able to make a success if it. I believe an art installation will be going into the new Ritz Park this spring as well.

The Vietnamese dr office just moved further south on grand. I drove that way last week and I think it's past Feasting Fox.

The proposal for the Pelican site is to build a new 32,000 SF building (half retail/half office) while preserving the old Pelican Building on the corner. New building will be up against S Grand. Parking behind.

so the YMCA will be demolished? i can live with that if the Pelican is preserved and the new building hugs the sidewalk. this is good news; i've been worrying about the Pelican forever.

^There's a vacant lot (it might actually be two adjacent vacant lots) in between the old YMCA and the Pelican building. This plan could just involve that and the Pelican building.

Although I agree that I'd be okay demolishing the YMCA if the replacement building is well-designed.

Pretty much all buildings are savable and re-usable, and I know the YMCA has history. But it's not the most architecturally significant building nor is it necessarily the best fit for that location. A mixed use building there would be great.

Nice! I'll stop short of great looking, but it's solid. Fits the area. Mixed use. Urban. Hopefully re-activates the Pelican Building. Sounds good to me!

Where can I find the source of those renderings?

It does appear that this development takes up not only the vacant lots but also the lot where the YMCA currently sits. And as discussed above, that's just fine.
