Oh god... another faux historic building. Yawn. Do developers ever bother to visit other cities to see what's being built elsewhere? Apparently not. This is so damn boring, and an up-and-coming district like the Grove deserves something flashy and sleek, not another rehashed pretending-to-be-turn-of-the-century box. I'm so glad Wash U. understands that "modern" isn't a dirty word, and opted for an inspiring contemporary design for their building in the Loop.

Should hotel and the additional corner infill building be on a different thread? Don't believe either involve the Gills unless I'm mistaken on this corner building. Thought it was the same developer of the Aventura apartments who changed gears on a phase III apartment building and went hotel instead.

I'd rather see the Gills rehab 30 of their small properties than this one big new project...still a bummer to see plugs pulled...

I think it sucks that they pulled the plug for now, would have been a major residential anchor across from the new brewery.

Can't tell if this was the reason it was pulled, but it's not the worst reason if so.
Tearing down those houses to provide parking for the apartment building ruffled the Forest Park Southeast Development Committee, a neighborhood panel administered by Park Central Development.

Can't help but think that it was about parking for the 70 to 100 employees the Gils intending to have on ground floor. That is not a small number when most probably live somewhere else and transit is limited to a couple of bus routes if not mistaken.

Which gets me to another thought, I wonder if they needed their business to move into building to make the numbers work? Could they do this development with only ground level retail instead? Customer parking is lot a different then finding parking for your employees.

Which gets to another thought, could they find a way to be an anchor for an expanding Commerce Bank development down the street. Gets their offices away from the more residential area, chance to develop some structured parking with less impact and still be part of the Grove

^^^What Chouteau building? If you are thinking of Chouteau and Boyle then yes its usually full, they accept reservation lists for it at times, also its 100% apartments.

^ that's Choteau Lofts your thinking of. The Chouteau Building is the old multi-story structure at cornering Vandeventer and Chouteau by the Commerce Bank area. I do think there is some merit in having a strong anchor on that end of the Grove, which is rather unwelcoming presently, perhaps with new infill if the Chouteau wasn't the right fit.

The building across from Urban Breath has a neon COFFEE sign in the window but I can't find anything out about it. Is something opening there? I think it was a med supply a while back.

looks like they'll have technology upgrades at the branch. I hope the remainder property gets developed nicely as it will be a good location with Ikea coming on board.

I can't help to think that if Missouri ever legalized marijuana, The Grove would be the candidate for the first dispensary.

It probably would be but I hope the largest concentration of dispensaries goes to The Landing because that area needs to re-brand itself. Nobody cares about The Landing anymore.

^ My initial thoughts is that the old Commerce location would make a great place for the Gils business/corporate office. I believe their original intention was to locate their office on the ground floor of the mixed use development they proposed for the Grove but was nixed based on demo/parking issues. Which I can see was a concern when you are planning office space for 75 to 100 employees on top of the residential tenants. Where as Manchester/Vandeventer seems like a much better location if they want to stay in the immediate area.
