The board also approved bills from Alderman Jack Coatar, of Soulard, authorizing incentives for two downtown projects without debate.
The other incentive package, worth $45 million over 15 years, is intended to help Good Development Group get started on a $1.2 billion effort to remake a neglected patch of industrial and underused buildings south of the Poplar Street Bridge. Plans call for high-rise residential towers, an entertainment district and an advanced manufacturing center producing construction materials for projects across the country.

The seven former factory buildings, which are brick and take up more than a full city block, would be converted to more modern industrial uses as the first part of a proposed construction innovation district that would anchor the larger redevelopment. One is located at 812 S. Second St.

Blade sign went up today at the new Billy's on Broadway.

Most of the 700 Block of 4th Street got new sidewalks with spaces for street trees. A few trees were planted, but some genius decided to snap one of them. The Garage venue has been doing great, so that's good to see. Some things are happening behind the scenes down here, and with me back in town for a few months, I intend to push some things forward.

Lastly, I know some are upset that 744 South 4th Street is just a shell, but at least it holds the blockface. If I get the properties, my intent is to rebuild the building there, but for now, it's a nice little garden and monument to what a neglectful previous owner did.

^ Spectacular.  Any word on when Billy's is planning on opening?  Is the plan for 744 to be an outdoor drink space with string lights and a food truck out then?  Haven't been to The Garage yet, but also great to hear.

Billy's social media says they plan to open in June, but with the signage going up and most of the heavy construction work done, I could see a soft opening taking place Memorial Day weekend. 

744 is presently just a garden space with a food truck parked out on the back lot. It's a slimmed down version of what my intention was a while back, but practicality got in the way. It's something to revisit in the future among other things.

Got to take a tour of Billy's today. I have a feeling a lot of people are going to love it. The vibe is upscale, but relevant to the area. I feel that the patio spaces will be the most popular before and after games because of their size and ease of access. Views from the second-story deck are nice as well. The south facing wall will soon have a structure built that's attached to it to cover the southern patio, creating an outdoor space people can use all year.

Inside, the second floor was jacked up 1.5ft to allow for a higher ceiling clearance on the first floor. As a result, the 2nd floor shifted upwards, resulting in the 3rd-story being lost. If you went into this place when it was Beale on Broadway, it's likely you won't even recognize it when it's done (save for the restored 1st floor bar). 

Expect to see more updates on this one as the opening nears. Finishing touches will make this shine and standout among the pack of bars in the area. I look forward to spending some time here after it opens since it was a longtime coming. Several different concepts were envisioned for this property and the scope increased and decreased overtime.

This is awesome Chris, thanks for sharing.  I have alot of people in town for my wedding in July - this & Broadway Oyster will be great places to direct people who want some live music!

Billy's is going to be an impressive venue!  
Was walking around out back.  3 tiered deck/patio and stage/hut.  Will be great to get back to the music node that was BBs, BOB, and Beale.

^ That'd be sick.  There was an explosion in my early-mid 20s, and then they just faded away.  I actually was just in Nashville this past weekend walked downstairs in this place in Printer's Alley and what did I see?  The Big Bang.  In the meantime, can't wait to check out Billy's.

Anybody who went to Mizzou pre-covid knows the potential of a great Piano Bar. It's something that just doesn't exist in the city right now.

I noticed on Google maps they call it "The Garage at Music Quarter".  Are they trying to brand this part of downtown as "The Music Quarter".  I don't hate it, though i am not totally sold either, but i haven't seen the phrase anywhere but there.  I would also submit as a possible name/branding "French Market" after the street just south of the tracks. 

II'm with chris on the Piano Bar other thoughts on possibilities/suggestions/dreams for that part of town.

-Piano Bar (not mine but adding it)
-Pagent sized venue for national touring acts.  (Put in where the White Castle is currently)
-Tina Turner statue in Bronze (put on the trangular sliver south of the trestle)
-Relocate Still 630 to 1111 S Broadway
-Build Euro style Hotel on current site of Still 630 (Home 2 Suites, Aloft, or something similar)
-resurect the Eat-Rite Diner concept, name, & branding somewhere down here closer to these late night venues.

Personally I think of that area as distinct from downtown regardless of "official" neighborhood boundaries, I like them running with their own identity, could be very cool if they run with that theme in developing further

Google maps comes up with some weird names. There's a tiny triangle of grass bordered by Westmoreland, Maryland, and the Forest Park Expressway where someone hung a swing in a tree. Google Maps calls it "The Park With One Swing".

I agree, like "The Loop" or "The Grove"  this area deserves a name.  I just hadn't heard it called "the Music Quarter" before and i suspect its something someone cooked up to brand the district for development.  To me it "Music Quarter" seems a little too on the nose, so I prefer something that at least doesn't seem so agenda driven.

The name stems from one I was pushing a while back, "Chouteau's Quarter" (and later on, just "The Quarter").

I liked Chouteau's Landing, though I think of that as more the area east of the highway. I could learn to like French Market, though Soulard seems like it really has that covered. If it really needs a new moniker how about the Broadway Triangle? Or Chris's Angle? (In honor of how much he's been a champion for the area.)

I could see there being some confusion of "French Market" named for a street, and the Soulard Farmer's Market which is an actual market.  I am good with "Broadway Triangle" actually.  I would agree Chouteau's Landing is east side of the highway and for the less nerdy residents of the metro, i would bet they butcher the pronunciation.  And with respect to Chriss752, "Chris's Angle" has back to back s-sounds which i am not a fan of :).

Ultimately the moniker will either be adopted by the masses or it will whither.  If people decide they like "the Music Quarter" then so be it, but personally I think we can do better.  And as stupid as it sounds I do think finding a great catchy name is an important part of catalyzing some buzz in this part of downtown.
