^ I am really jealous of Clayton right now. A building like this would be amazing to have downtown or even in the Cortex. I dislike how good this building looks haha
No need to be jealous of Clayton. We will get our own new construction in Downtown in the future. Our vacant/abandoned building stock is dwindling. The remainder that we do have will be the most challenging to redevelop. I like this building, but I don't think it would look that good Downtown. The garage (excuse me...the "pedestal") is crap. I can't believe Clayton approved this. Of all the neighborhoods in St. Louis, Clayton is one of the few that can demand better quality. What the hell is going on out there?
As someone who drives by this about every day in a little disappointed. Mainly because of what had been proposed with the apartment building and this office next door to each other originally. Imo the garage just takes up too much real estate. I wish they would have stayed on their original half block foot print. I’m not really sure why they need the actual office part to only take up half of the pedestal. Build it across the entire thing.
Anyway I’ll end my rant. At least there is some street level retail so that’s good.

That corner shot juxtaposition with the traditional Clayton building on the right is bizarre. You can feel the new overpowering the old. Such a contrast in scale. From the document I was sent by US Captial, they made it seem that this is an initial phase of a greater redevelopment that will eventually include the redevelopment of the Commerce Bank building, and the small traditional building at Forsyth and Brentwood. No mention if they'll try to go after the First Watch building for a future structure but it appears that they have broader plans for this area and some partners to go along with it. I wonder if this is what people thought when some of the office buildings went up in the 60s and 70s in Clayton. This is definitely progress but it is a good or bad thing depending on how you look at it. I like the building, the garage... not so much. Seriously, folks; this is probably the best site in Clayton. Brentwood and Forsyth. Main and Main. Overlooking Shaw Park. And this is the best they can come up with?

Don't forget Wexford next CORTEX building is a 10 ten story office/tech space without putting on top of a parking podium. Got the impression that will be breaking ground before the year is out. I think the garage portion looks horrible.
There are so many good parking garage designs to draw from out there, and so many concepts just throw in the towel.

The garage makes up practically half of the building’s height. I echo all the comments above. Seems like a squandered opportunity at a prime location. 13 stories seems rather puny and too short to capitalize on the sweeping views of the park, Clayton and St. Louis skylines. Too bad the apartment tower fell through- that would’ve been cool.

The massing of the garage is odd, but the size/location of the two large windows on the western side make me cringe. It's like a hypothetical building with only three windows, each of which is a different size and located mostly out of line with the others, but not out of line enough to be perceived as random and aesthetically pleasing (like the slotted vents/windows). Something about the lack of balance really bothers me.

So will the roof be teetered or not? The renderings in this thread look like it does from one angle but not form others. I'll be happy just to see something other than just another flat-roofed building in Clayton for a change.
