Can the title of this forum be changed to something along the lines of: Everly on the Loop - 14 Story Student Apartments

I didn't realize these units would be marketed almost exclusively to students. I figured some appeal to students would be made, but these are basically being positioned as student housing. If anything I think that will result in more foot traffic and transit use and less car traffic than if it were filled with post-grads. Hopefully it doesn't effect the planning or timeline for Wash. U.'s Loop Lofts Phase II. Would love to see that follow on the heels of this one.

Think it'll be ready for next school year? Maybe that's why they're working Saturdays.

Why do they bother with bathtubs?

Notice they promote the walk and bike score?

^Probably is. The plan, according to Koman's website, is to have it ready for move-ins prior to the Fall 2017 semester.

I wonder if there's an error with that. Why would studio be the most expensive apartment?

I believe that is a per person estimate/charge. Maybe it's high rents due to the influx of international students. That's been happening around SLU with 3949 and west pine lofts

Ah ok, thanks, that makes more sense. Those are fairly steep rents then.

it also looks like it includes all or at least most utilities. So that factors in also.

The new apartments in CoMO have all been obscenely high as well . . . but not quite a grand for your bedroom in an apartment you share with your three best friends high. (But I think every dime of half that, actually. And probably more now, as the numbers I recall were several years ago.) Rents have been going through the roof lately, and mom and dad apparently pay a lot for student apartments. Lord for the days when I paid 250, utilities included, for a studio in CoMO. (We will not consider when those days were. They're not long ago at all. Just yesterday, in fact. Absolutely not a quarter of a century ago.)

Yup, occupancy rates are still going up even with all the rental development so rates will continue to go up until there is some kind of balance. Thankfully it seems the city is embracing the multi-unit developments (unlike we're seeing in the county)

If I have my bearings correct, the crane for this project is very prominent from Art Hill and looks very cool lit up at night... hopefully the tower itself will be noticeable as well when topped out. Would love to somehow remove the communications towers from Art Hill view, but that's another story.

It's amazing to think that it's been less than a year since we first heard about this, and now it's already up 6 floors. Fastest project ever!

It's Clayco/CRG. They move fast.

Wish they would do The Bottle District and the North Riverfront.

If anyone can take a good picture at night, get one of the crane from the Waterman bridge across the Metrolink tracks.

Skink-D, mass transit, red brick, the urban forest, high-rise construction....

A lot of goodness coming together in that photo. Thanks for that.
