Hello,

The reason the granite is expensive is because your unit has a "U" shaped kitchen with a breakfast bar. This is a lot of granite. I have had other buyers get quotes on thier own and havent been able to get anything cheaper. The full height backsplash is also on par- each piece is custom cut to fit your kitchen, there are aprrox 6-8 outlets that also have to be cut into this backsplash. I hope this answers your questions.

Bunch of signs were up yesterday afternoon on the ground floor for "The Shoppes at Ely Walker." Retail Space Available. There's going to be a lot of gournd floor retail/commercial space and while the rumors have always flown around about what's going in there, obviously they're beginning to try and finalize some plans.

Why did they have to give it such a crappy suburban sounding name. It sounds like the name of some sh**y strip mall. And "shoppes"? I mean come on. While they are at it they should just rename the apartments something awesome like "The Estates at Ely Walker Knoll Farms Commons"

In addition to the existing restaurant plan, rumors suggest furniture and spa. Who knows what may come of the retail, but anything to get some more people-traffic between 14th and 16th makes me happy.


Can any one comment on the upgrades listed in ely walker lofts
We just finished our selections, and for the most part were happy with the pricing when the specifics were laid out.



Our original hardwood floors are in outstanding shape as is, so those don't get touched. One of the selling points of the building (and no need to spend 10K+).



Tile, counter, cabinetry options are plentiful, with several options at each upgrade level. Base options give you a nice enough place, but upgrading provides plenty of ways to customize the space to make it home... I could totally be a salesman.



We splurged on the master bath: UP4 for bath floors and surrounds (the Luxor Cinder was too cool to pass up), and a UP5 double-bowl Silestone arrangement (2nd most expensive upgrade for us). The hall bath on the other hand is essentially base with the exception of a nice UP2 tile floor. With the tub and standard-size vanity there, that can be a cheaper DIY from home depot, and the base materials are still quality so we can take our time getting around to it.



The kitchen got the most expensive upgrade with the (UP2 San Gabriel) granite, of which there is a massive amount. The base 4-inch matching back-splash (instead of upgrading to full-height) works for me: paint can fill the gap between it and the hanging cabinets for some needed contrast; you can, in fact, have too much granite. If you're in doubt, get the dimensions you need for a quote elsewhere and compare. I opted not to but I'm comfortable with our selection. We upgraded faucets and went with the under-mount kitchen sink (clean lines for the sexy granite).



We added closet shelving upgrades for the master and utility room since it was reasonable, so we don't have to do it ourselves, and they have multiple configurations for each unit's space so that was easy.



Appliances are the (UP2a) Stainless Steel for a French-Door fridge (more pizza-box room), glass-top range (clean lines, easy to clean), dishwasher and microwave (yawn).



Wine Chiller, Washer/Dryer were skipped because the former isn't necessary and the latter can be found cheaper. It just needs to clean, do lots of clothes, and be quiet -- they'll be in the utility room, they don't have to be pretty.



Basic lighting and junction boxes everywhere are included in the base. There are 3 upgrades available for lighting packages with specific fixtures. We passed based on style more than anything, and the price to accommodate the materials and installation was better spent on other stuff above. We'll take our time finding something that best fits our space. I can't imagine pleasing everyone in the building with specific lighting options.



Details for window treatments (blinds, etc) were unavailable, so that's not yet included, but I'm told that's coming soon.



I think that covers everything. The upgrades ended up just under 10% of the existing cost of the unit for us, so not bad at all. If anyone has any questions, feel free to PM and strike up a conversation.



605 and 606(?) are currently being built out as models for the next tour. 606 has our kitchen selections, and looks great. 605 is our floor plan, so that was fun to check out for perspective (so much granite, I'm not joking).



Christin and Jay (thanks for the help!) from Orchard have been excellent since starting this development, so I'm all sorts of anxious to see it all come together next year.



(Also, I'm tired of living in the dorm.)

Just wanted to pop in and say that I also finished selections recently, we picked several of the same items, I also went with the San Gabriel! It will look great.



Christin, or anyone who may know. When will the new models be open so that I can come and see some different floorplans and some different perspective on the property? Also is it possible to walk our actual floor and see my unit?

Currently we are at 89 contracts out of 145 we will add another 29 units next year which is the 7th floor and we will have 174 units. Currently we are 60% sold.

Aside from all of the speculation, I drove by the building today and the windows look great on the back of the building as well as the new balconies!



Christin are we still on schedule for a June/July move in? Also when is the model home open, I have driven down several times to try and show friends and family the progress and the sign is never outside?



Anyway, I can't wait to hear the news of retail contracts!

Yes, the building is really looking wonderful. We are very excited about all the progess and are still expecting June/July occupancy.



We are open everyday except for Wednesday and Thursday. I am now located in my main office on the 1st floor of the Terra Cotta Building. Its just a short walk over to Ely Walker from there. Please call me at 314-436-7400 if you have any problems in the future.

We would love to have some type of grocery store but Unfortuately no. Not at this point.

I would like to tell you about a service I have been using for grocery shopping though...

If you go to schnucks.com they have a online shopping program where you choose all the items you want (they have everything they have in the stores online as well) and then the items are delivered directly to your door for a $12.50 delivery fee. This is great if you live in a condo b/c you dont have to deal with the parking and elevators.

Is the new retail thinking of taking the whole bottom floor? I had heard that a restaurant was going in possible the east end, with retail in the remainder. If it is a retail shop it would have to be enormous to fill the whole bottom floor, unless it is being divided in portions or in half. Does anybody know who is looking at the space(s), retail or restaurant? And what is this about an extension of Red Moon in the Ely Walker? BTW, Red Moon is delicious...I ate there the other day and it was wonderful and a really cool atmosphere.

It may be a national retailer since the space is so big (Borders). Hopefully its not another furnature store.
