Retail Space Available
In addition to the existing restaurant plan, rumors suggest furniture and spa. Who knows what may come of the retail, but anything to get some more people-traffic between 14th and 16th makes me happy.
Can any one comment on the upgrades listed in ely walker lofts
We just finished our selections, and for the most part were happy with the pricing when the specifics were laid out.
Our original hardwood floors are in outstanding shape as is, so those don't get touched. One of the selling points of the building (and no need to spend 10K+).
Tile, counter, cabinetry options are plentiful, with several options at each upgrade level. Base options give you a nice enough place, but upgrading provides plenty of ways to customize the space to make it home... I could
totally be a salesman.
We splurged on the master bath: UP4 for bath floors and surrounds (the Luxor Cinder was too cool to pass up), and a UP5 double-bowl Silestone arrangement (2nd most expensive upgrade for us). The hall bath on the other hand is essentially base with the exception of a nice UP2 tile floor. With the tub and standard-size vanity there, that can be a cheaper DIY from home depot, and the base materials are still quality so we can take our time getting around to it.
The kitchen got the most expensive upgrade with the (UP2 San Gabriel) granite, of which there is a massive amount. The base 4-inch matching back-splash (instead of upgrading to full-height) works for me: paint can fill the gap between it and the hanging cabinets for some needed contrast; you can, in fact, have too much granite. If you're in doubt, get the dimensions you need for a quote elsewhere and compare. I opted not to but I'm comfortable with our selection. We upgraded faucets and went with the under-mount kitchen sink (clean lines for the sexy granite).
We added closet shelving upgrades for the master and utility room since it was reasonable, so we don't have to do it ourselves, and they have multiple configurations for each unit's space so that was easy.
Appliances are the (UP2a) Stainless Steel for a French-Door fridge (more pizza-box room), glass-top range (clean lines, easy to clean), dishwasher and microwave (yawn).
Wine Chiller, Washer/Dryer were skipped because the former isn't necessary and the latter can be found cheaper. It just needs to clean, do lots of clothes, and be quiet -- they'll be in the utility room, they don't have to be pretty.
Basic lighting and junction boxes everywhere are included in the base. There are 3 upgrades available for lighting packages with specific fixtures. We passed based on style more than anything, and the price to accommodate the materials and installation was better spent on other stuff above. We'll take our time finding something that best fits our space. I can't imagine pleasing everyone in the building with specific lighting options.
Details for window treatments (blinds, etc) were unavailable, so that's not yet included, but I'm told that's coming soon.
I think that covers everything. The upgrades ended up just under 10% of the existing cost of the unit for us, so not bad at all. If anyone has any questions, feel free to PM and strike up a conversation.
605 and 606(?) are currently being built out as models for the next tour. 606 has our kitchen selections, and looks great. 605 is our floor plan, so that was fun to check out for perspective (so much granite, I'm not joking).
Christin and Jay (thanks for the help!) from Orchard have been
excellent since starting this development, so I'm all sorts of anxious to see it all come together next year.
(Also, I'm tired of living in
the dorm.)
