Edward Jones wins Des Peres approval

The Des Peres Board of Aldermen approved Edward Jones' revised expansion plan Monday evening.



Edward Jones presented its plan July 23 to the Des Peres Board of Aldermen and reached a tentative agreement. Under the deal, the city and Edward Jones compromised on several key points, including a significant reduction in the square footage of the project.

The city's Board of Aldermen delayed approval of the proposed expansion plan in June.



Edward Jones' $260 million expansion plans, announced in October 2006, include creating at least 1,000 jobs in the next decade and building up to $260 million worth of office space and parking garages in St. Louis County in the next five years. The plan is spurred by state and county incentives and projected company growth.



St. Louis-based Edward Jones is an investment brokerage and financial services firm, and employs about 3,500 locally.

That appears to be only a 1:1 ratio of building to parking garage. The garages do have footprints that are equal to or bigger than the buildings', but..... I just hope it's enough.

I especially like on the first pic how the grand glass facade perfectly frames the five lanes of road entering and exiting the complex. Well done.

The intersection at the entrance should be converted from a traffic light to a traffic circle so that traffic flow improves and then there will be an opportunity to create a pedestrian friendly path to the mall around the circle.

Though typically suburban, I like it. It is more modern than a lot of buildings in the valley.



I just wish local corporations (Jones, Brown, Monsanto, Scottrade etc.) could put at least one unit of their corporation in downtown St. Louis if they don't want to put the HQ there.



It could go a long way in helping downtown to continue its rebound. Maybe the powers-that-be could encourage this.

Moorlander, these are pics of corporate HQ on Manchester/270 correcct? across from the mall. They have also been building onto their campus at Dorsett/270 at the same time. I believe MoDOT is suppose to start on a new Dorsett/I-270 interchange in the spring of 2010.

The new addition on it's own is not bad at all, but I wish it showed at least some contextual and/or architectual connection to the original building - it looks globbed on randomly. And I'm really no fan of the massive imposing parking garage that greets westbound commuters on Manchester first. I've no clue why they'd thrust the ugly garage to the streetfront and then set the building itself so far back.

There is a large footprint garage to the west of these builidings. You would think EJ would have wanted to build upon that garage and save that massive a real estated to the east for another building. Maybe that wasn't feasible, but the giant garage at manchest and ballas just seems like such a waste and out of place.

I truly do not understand the complete rejection of companies to build towers on top of parking podiums here in the metro area. This land (as well as the massive land along forsyth that Centene is building on) has to be worth a decent amount of money. (Centene is an entirely different issue in it's own right, imagine the amazing views that tower would have if it were on top of 10 stories of parking as opposed to how it is now)



The only thing that I can think of is that the executives here are just obsessed with the idea of having a "campus." I know it is more expensive to build a taller tower, but I would think in the two cases I have outlined the potential use of the land would more than offset the added cost. Needless to say I am confused.

Edward Jones wanted to build a much larger building at the Manchester Rd site but those plans were scaled back because of traffic concerns by the city of Des Peres. The additional buildings are on hold at the Maryland Heights campus until the economy improves.
