^ I guess the fact that owner still owns the site is a glass half full or half empty situation.
Half full argument is demo finally happened and therefore it is more likely a mixed used development will happen over say a cash for tile, pawn shop or even a bad Chinese take out biz signs a lease.
The half empty argument is the owner put in its own cash so sit on it for more money/bigger slice of the development pie while claiming a further property tax reduction for having an empty lot. Heck, for all we know the owner might have done the demo to avoid a developer claiming the city should condemn as blighted building/business & force a sale at appraised price as what it playing out across the intersection.
