If city re-enters county I'm not sure how much would change in terms of services with the exception of possible absorption by the county of the city's county charter offices such as sheriff and recorder. Detroit has City Planning, Health, Building, Streets, Fire & Police depts. etc. etc. and those likely would remain here. We already have an economic development partnership, so not sure how much that might change, although perhaps some additional county incentives could be layered and we'd likely see more buy-in on things like city-centric sports facilities and transit.

Cities like Detroit and Cleveland also benefit as their County government offices largely are centered in their respective downtowns so there is the real estate and employment benefit, and all the major law firms are located downtown as well as that's where the courts are... probably 1,000+ law firm jobs are in Clayton that otherwise would be downtown under normal conditions; however, I'm not sure how that would all shake out in terms of facilities if there was re-entry... I suspect we'd see things largely staying the same with essentially two hubs of County government offices and courts rather than a significant consolidation to Saint Louis or Clayton.

According to a Business Journal Article, Detroit is supposed to be Second for a Trump Organization "Scion" Hotel. Dallas is first. Both are supposed to be developed by Alterra Development. The image here is what the one in Dallas will look like but the one in Detroit will most likely be a different design.

Microsoft made the move from the burbs to downtown official today... hopefully we'll hear similar news for Cortex soon as well but it seems to be taking forever. Shake Shack also will open in Downtown D later this month. And M-1 Rail is ramping up the testing for a spring open

Gilbert going for 52 stories and 734' for the Hudson's site... it would be a few feet higher than the Marriott Tower at the Renaissance Center, currently the city's tallest building.

^ Downtown D definitely has it going on. But if it makes you feel any better, if this and Railway Exchange both get done, they would have equivalent square footage of 1,2M sq. ft.

If the railway exchange building gets done. I would expect to see some thing like this in our City. But I assume that will only happen once the historic abandoned buildings are dealt with.

The Railway Exchange is a historic abandoned building. According to recent news there's a good chance that it's being dealt with.

I hope this comes to fruition for Detroit but i wonder if they have fears of over saturating the market? The difference between Detroit and St.Louis is that theres 3 Million more people living in their metro area than ours so i don't see why they couldn't support such a project such as this? .. I do like the fact that Dan Gilbert isn't going crazy with excessive height like some cities and allowing the building to fit in with the skyline... St.Louis will eventually get a new tallest its a matter of when.

Even with the inflated CSA that includes Windsor, Canada, Ann-Arbor, and Pontiac. The Detroit Metro may be a little over 2 million more, which is a big difference. MSA to MSA comparison shows Detroit has about 1.5 million more. The Detroit Metro is imploding though by hundreds of thousands per decade, St. Louis is mostly treading water with slight growth.

^Yeah. On Point did a show in and on Detroit last week. My takeaway/recollection can probably best be summed up as 'positive things happening downtown, but the overall city/metro of Detroit has some very serious challenges'. Link to show here. if interested.

City of Detroit and Wayne County are still losing population but the MSA is eeking out small gains now. I believe Census estimates Pittsburgh and Cleveland MSAs are still losing population.

with respect to downtown retail, I see Bonobo's, Shake Shack and a pet boutique store all opened this week in the heart of the Detroit CBD.

They redesigned the Hudsons Building. Still 734 feet tall but now I think it is 45 floors

Nice to see they have good, covered pedestrian access along Woodward while this is being built... I have a feeling we'd close down the sidewalk there.

With the arena nearing completion, the residential portion of the Little Caesar's project has been announced today... 700 units in 6 different buildings with ground floor retail in each; 2 new infill mid-rises right by the arena and 4 historic rehabs, 3 of which are close by the arena and 1 in the CBD. Work should begin by the end of the year.

They'll be joining Amazon, Google, Microsoft and other majors with a sizeable downtown office presence. Others like twitter have an office presence as well. Of course we have Microsoft coming to Cortex and Square, but hopefully we can get some more big techies here. preferably downtown.
