^ I don't see any high rises in that render. And yes, St. Louis's design/implementation of parking and parking structures leaves a lot to be desired. Is it that hard to hide the parking behind the buildings or otherwise screen them from the street/sidewalk?

I think it's on the very edge of the rendering. It's the yellow building across Duncan from @4240

^ right. I believe the red also indicates first floor retail and iirc that image is from the TIGER grant application.

I try not to put much stock into these kinds of conceptual plans but it is interesting to see where their heads are a bit. Another interesting thing from that rendering is the apparent creation of a new one block connection/street between Forest Park Avenue and Duncan west of Sarah, which would be great to break up the superblock a bit.

while i realize cortext is going to be, more than likely, a mid rise community it would be just incredible to see the construction of something over 20 floors in the district. Being able to have a truly and undeniably distinguishable monument in the cortex district that is recognizable from other parts of the city or passing by on the highway would really create (in my mind) a sense of place and purose for cortex in the minds of ordinary citizens, you know in the same way busch stadium or the SLU sign on top of greisedick.

I know that they are still looking for a boutique hotel to go in that space, something like the Hilton Canopy style. Possibly another workspace and a tall apartment complex where the @4240 north parking lot is. That would be a phase 5 or later, I'm sure.

I'm also hearing that new details may be coming out this month on who might be occupying the Cortex II or III buildings scheduled to be built between @4240 and IKEA. It might just be a firmed up timeline though and not word on who. Rumor also has it another company that recently moved into the district might want to continue expanding into another site, where the Crescent building is or adjacent. No word on if they will follow through but they did want a pitch and got one last month.

I can't recall off the top of my head, but I believe this may have been slotted as hotel in some of the site plans.

^ temporary parking until a garage will be coming (as part of US Metals redevelopment I believe). A building will be going up at some point.

St. Louis never fails to disappoint. Demo in the central corridor for more surface parking in a district that is already 50% parking, with construction of a light rail stop coming next year. Just pathetic. There are no words.

I'm willing to give them the benefit of the doubt. Hopefully they come out with some more announcements soon on more new construction. Plus, with their recent site purchase of the old Midtown Station property, they have even more land to work with.

I agree... and let's remember a company is supposed to be announced soon to move into 60,000 sq. ft. of space at TechShop, which should be 300 workers at minimum for that amount of space. Unfortunately this is Saint Louis so it is a transition period for less autos, even at Cortex.

Tough to get excited about CORTEX at the moment even with RW note about tech shop announcement. You are getting something akin to its just around the corner comments which BPV has been great for, to agreeing with Randy sentiments on why do they need more parking and Chafietz brings up another point which not sure if it meant as such but at point is land banking for the sake of land banking a good thing? SLU has been doing that for years on its medical campus. Hate to see CORTEX take on that mentality

Glad that Pace is out of the equation for the Vande & Federal Mogul sites but you have to be more optimistic that Lawrence will be looking to get something to happen sooner at Federal Mogul where as CORTEX/Wexford have plenty of space to work with and can literally sit on the Vande fronting property for years until a premium deal comes along.

^ I'm much more optimistic on what's been happening... the Vandeventer purchase was a defensive one to prevent a poor land use development by Pace; I think that was one of the wisest moves to date. The price may be a stalled timeline for getting something new on the site, but it will be completely worth it long run to bank that land.

Meanwhile, the @4260/TechShop Building in itself is a big advance and will be opening up later this year. And as others have mentioned, there are rumors that announcements will be made before too long on residential and more companies. And if Wexford is able to announce soon as well, that's huge.

MasterCard has opened an office in CORTEX.

I knew as soon as Square joined CORTEX, CORTEX could potentially land other payment card services companies seeking CORTEX space. At this rate, there is going to be a need for new space sooner than later.

If you think the city zoning code asks for too much parking for buildings. Just go see what the banks ask cortex when they get loans for these buildings, it's always greater than what the city calls for.
