I hope they do residential soon. That area is pretty deserted outside of working-hours.

^I think that it will fill out quickly with people walking once both buildings are completed and at full capacity. Especially if they get the grassy commons done in the near future.

I agree. They do need a mixed-used project with residential/hotel and restaurants/cafes. Perhaps it is coming in the not-too-distant future.

I really like how the area is shaping up though.

Someone needs to slap a 20 story residential tower in there somewhere! One or two towers about 10 or 15 stories would be nice, too. I doubt all the tenants would actually be employees of BJC, WUSTL or CORTEX, but that's okay. I just want to see some more people around here, especially at night. This area is sketchy as hell in the dark.

Midtown is really going look different in the next few years as Cortex rises from the rubble and with the Shriner's hospital being built and the proposed hotel everything is really going to look different from the highway.

^This building leaves me optimistic for the upcoming BJC rebuild. Even for an administrative building, and one at the back of the complex -- and still retaining the otherwise tired vocabulary of blue glass and off-white concrete -- they still managed to design a fresh, interesting building. I'm hopeful for BJC as well as for Cortex.

ST. LOUIS (KMOX) - There’s more evidence that St. Louis is a hotbed for start-ups companies.

The @4240 building in Midtown’s CORTEX research district has a nearly full list of tenants, even though its $73 million rehab from an old telephone building won’t be finished until January.
Another big announcement may be made Wednesday night, during a tour of the building’s progress.

No new announcement (that I've seen), but Jan '12 Cortex announced it would be renovated and now there are renderings from Cannon.

I posted these Crescent renderings originally on Flickr and skyscraperpage.com's forum. There is no formal announcement on a groundbreaking or cost yet. No word on the official developer either - although it is highly probable that Wexford would continue to build its portfolio in CORTEX. My hunch is that with @4240 filling up so fast, it won't be long before an announcement is made.

Wexford's site mentions that 4340 Duncan will be part of Phase 2 -- which is suggestive -- but doesn't explicitly state that Wexford is behind it.
@4240 joins the Cresent building at 4340 Duncan and the Brauer Supply building at 4260 Forest Park Avenue, which will be renovated as part of Phase II and includes some new construction, a pedestrian plaza and eventually a new MetroLink station.
