No wish list per se, but I could see them building a limited service hotel (aLoft, Hyatt Place) with an attached or detached residential tower in the area - similar to this project in Minneapolis.

I was thinking aLoft would be perfect. One of my freelance clients has Starwood Group as a client. Its a tease working on stuff for W or aLoft knowing all we got is Sheraton and a Westin. I'm hoping today's official announcement and planner (forget his name) Cortex hired would make the above photo that much plausible.

^ I think that is exactly the vision/plan for the north end of Cortex commons along Forest Park Parkway is calling for and would be awesome to see it happen along with an at grade FPP/N. Grand Ave intersection sooner then later. It would certainly be a lot more impressive than that FPP hotel closer to Grand that never got financed (Holiday Inn Express then Best Western proposal if not mistaken).

I see it happening in due time but only after a hotel is developed at one of the sites more visible from I64/Hwy40. Don't think I'm too far off base with that thought. It will be certainly interesting if anyone has insight from within CORTEX on the next phase III

Aloft would be great. At various times, Aloft was proposed for the Arcade building and for the Bottleworks site. Seems like they negotiated with every big project that got stalled of killed during the recession. It would fill a niche.

Post-Dispatch also mentioned the possibility of "two small hotels" in CORTEX. One hotel might sound like speculation, but two hotels -- influding their size -- sounds like specific information.

If you talk to people on the project, things seem to be settling - a solid plan is in place, but they say they're still a big tenant (or two) from being able to put these plans in the ground.

The article also mentions that work on Cortex Common will also begin soon.... good stuff as the area certainly could benefit from some green space.

Also, south of 40, the trails are being poured in the new park and foundation and framing is up for the apartments on SE corner of Tower Grove and Chouteau.

Laclede Gas has publicly stated that the site isn't near the top of their list for new locations, if they relocate.

FYI - the apts at TG and Chouteau are by same dev as Aventura. Spoiler alert: They Suck. The design itself is awful: first floor windows are for a laundry room - behind that is the garage and all living areas are on second-third floors. OK, we won't really know what's up until they're built - just sayin'.

^ bummer. I always think of the infill homes on Macklind & Columbia (I think) in The Hill as great examples of what could fit in these kinds of neighborhoods. I think the one drawback for this site though for prospective new residents is the high degree of traffic; otherwise its in a prime location set to explode with potential as a result of Cortex/CWE growth.

Not necessarily Cortex-only, more start up related, but a fair amount are Bio so I'm sure this affects Cortex.

Geoff in his WhoLou blog notes that Monsanto will most likely not renew Pfizer's lease on the Chesterfield Campus now that they own and are expanding facility for its own use. It seems that Cortex would be a good spot for Pfizer to consolidate its remaining St. Louis presence and too feed off the expanding startup/research presence. Any rumblings or rumors out their?

I can see a Pfizer sign facing CORTEX COMMONS on a new infill building between CORTEX 1 building on FPP and Solae. Startups are great but it will be nice to see another large global corporation or two have a presence. Having Wells Fargo with Wells Fargo Securities, Nestle with Purina, and Boeing with its Defense Unit maintain a large employment base doesn't hurt the region and can only see the same for CORTEX if they can create a mix.

Good call.... seems Columbia is the border b/w The Hill and SW Gardens. Anyway,I want more of these infills. I wonder who did them? And also, major props to the redeveloper who undertook the rehabs of the two two-families on Tower Grove just south of Manchester.

It's definitely something to think about. Pfizer has been in St. Louis for a long time. Hopefully St. Louis County/City leaders are on this one. It would be great if Pfizer agrees to occupy a brand new facility in CORTEX or downtown.

I think CORTEX is one of the better selling points in the area to convince Pfizer to keep its presence and maybe bring some of it back after a major research down sizing/consolidation a few years ago on their part. Being located in an expanding startup and research park that will have a major east coast firm to foster talent is big in my opinion. I just hope the regional differences can come together and promote something that makes things for the better of the region as whole - Chesterfied/West County got a big boost in Monsanto's decision to keep their research local and City/CORTEX get help in return to keeping a Global Corporation from leaving the area all together.

This should be one of the first tasks and first tests of the new joint City/County Economic Development.
Though still a ways off from being fully functional, this will be a good litmus test of the two operating in spirit.

The first phase of CORTEX created 950 jobs, and the second phase is expected to generate 1,400 more, according to Dennis Lower, CORTEX’s president and chief executive officer. He said the organization projects its efforts will create more than 11,000 office and research jobs in the next 25 years.
Wexford will register @4240 with the highest possible LEED certification based on significant restoration to the historical building and many sustainable design features, including energy-recovery ventilation, permeable pavements and high-performance windows.

The main entrance of @4240 will be moved from Duncan to Boyle Avenue to face the new CORTEX commons, a park-like space that will serve as a hub of the entire CORTEX district. The commons will include a landscaped plaza, and the CORTEX district soon will begin work on new streets, sidewalks, trees, lighting and public safety enhancements.
