^ The big if is the anchor tenant. That is still a big if as I believe it will have to be a relocation from outside of the region. Any suggestions who CORTEX can convince? or I'm I missing a regional company that would look hard to be there.

I'm also curious on the residential at US Metals. I like the idea of a 10-15 story tower @ NE corner of Vande and Forest Park with a retailer anchoring ground floor as first location for residential vs. a mid rise at either the Silo loft or US Metals site.

My other thought, I can't help but speculate that Acension Health would be snooping around CWE/Cortex for a new corporate HQ at some point. I believe they are still getting bigger not smaller and their presence would be a nice fit to the whole BJC/Wash U/StlCOP/CORTEX mix.

^ conceptual renderings of the metals site are a few pages back.... basically mid-rise all around on office/lab, parking garage and residential on top of parking garage.

I'm sure they've been talking to google, etc. and we'll just have to see what the large dudes think of STL. Google just expanded their commitment to Ann Arbor, btw.

My dream of the Energizer spin-off moving to Cortex is dead. I'll have to start fantasizing about Post building an HQ there. 2503 Hanley seems inadequate for a company that could top $4.5 bil in revenue this year.

^ Wabash, I would rather see Post downtown. The same with Bunge NA and or APEX Oil when they finally pull trigger on new Corporate HQ. In other words, we trying to establish life science center/R&D and emerging tech or we trying to establish a third competing CBD between Downtown itself, Clayon and now Cortex?

I'm assuming Post HQ is much more about admin then R&D. Maybe a split, move the execs with their offices with a view of Busch Stadium and or overlooking the Gateway Mall West where it would be a quick metrolink ride to its food and science department at US Metals site.

I'm not aware of immediate plans for 4300 Clayton. It may just be that someone thought was an ugly little building next to a brand new park. Not sure.

The other demolition is a lot more sad.

I didn't hear anything about the Clayton demo at a presentation by Wexford last week. They said that the Big Blue and Brauer are up next for demolition. I left the presentation and saw that the office was halfway gone. :(

Other updates:
Boyle targeting a reopening of June 1
Sarah Street will close within a couple weeks of that date and they hope to reopen it around the Ikea opening/September.
Then Duncan will close from September - November from Sarah to Boyle.
Cortex Commons target is June 15. The addition to @4240 is expected to be framed out by mid-July.
Park Avenue Coffee is targeting Labor Day for their @4240 opening.

Expect a parking lot to be added after US Metals is fully down and that's the lot that will be used while Duncan is closed for those attending Venture Café. Cortex II construction at the former US Metals site with Cortex III and IV later on. I couldn't read far enough to see the dates and never got sent a copy of the presentation. The Cortex I parking lot will be taken off-line "soon" and construction will start on retail/apartments if I read that right. Next to TechShop I'm hearing more parking, retail, and a hotel under consideration but no word on what will occupy the rest of TechShop's new building.

And interesting on the Cortex 1 parking lot... are you saying retail and apartments will be going in on that spot, which, if I understand correctly, would be the Northwest corner of Boyle and Duncan?

thanks flip, that sounded like a pretty informative presentation. My take away which I think is what Roger is getting at

1) A planned Residential/Retail will be going in place of Cortex 1 parking lot, northwest corner of Duncan & Boyle. Sounds like this is going to happen.
2) US metal site will be home to Cortex II, III & IV. I also got the impression that Cortex II will happen in the near future with the rest of the site being used as surface parking lot until commitments are secured for Cortex III & IV. Would that be correct?

In other words, my take away is that you could see two new groundbreakings in near future on top of the new building for tech shop and current expansion/build out of 4240.

It will be interesting to see if Cortex can pull off a hotel development and if so, what they are looking for considering that Drury might or might not do something with their Kingshighway location and wonder if Koplar/Koman or not angling for hotel as part of their Lindell/Kingshighway in the works.

^ I've been very curious how Cortex plans to stage the US Metals site.... obviously they are trying to keep up with office demand but how much spec can they commit to? And is there a larger company (or companies) that have expressed interest in the site? I look forward to finding out!

As for hotel, I doubt Drury would have much of an impact on Cortex plans.... different clientele.

Not sure if this is the referent, but Nike has nine NikeID stores in the United States. These are locations where customers can design their own shoes. The closest is in Chicago on Michigan Avenue.

The "wing" in Cortex Commons is coming along nicely. It still awaits its webbing. Surrounded by Cortex 1, DuPont, @4240, its addition, the cafe end of TechShop, a new Metrolink station, BJC and probably mixed use residential and a hotel, the Commons is going to feel like a very progressive place. The new streets, contemporary street lights and serpentine corten steel retaining walls are a nice touch, too. I'm so glad they didn't go historic replica on the lighting!

^ The question I'm curious on is Cortex II. Does CORTEX/Wexford plan to put up spec space after their success and expansion of @4240? Obviously it is going to take some commitments before you will see the US Metals site fully developed. But 150-200k square feet of new spec space would be a huge vote of confidence and a big step forward

Fwiw, the rendering shows 3 buildings for office/lab, with one labelled build-to-suit and the other two not. I wouldn't be surprised if they break ground on a spec building and suspect they already have a number of potential clients express interest in larger spaces than what currently is available in the district.

I also am curious about when -- and where -- they'll move forward with residential. Possible spots bandied about have been fronting FPP next to IKEA as part of a mixed-use "Silo Lofts" project, the Crescent Building on Duncan, in Cortex One parking lot, and at the US Metals site.

^ Could you also possibly list Northeast corner of Vande and FPP as residentional. I believe it is part of CORTEX if not mistaken and believe would work well for mixed use, hotel, retail, or combination there of and the corner that Geoff suggested was going to be home to a CityTarget
