I see Apple is upping its presence in Pittsburgh, taking space in a new mixed-use development in the Strip District....

Pittsburgh has been doing pretty well with attracting large tech companies.... I have to think Wexford/Cortex has been in talks with the apples and googles of the world for the US Metals site. Can't wait to hear an announcement on their plans for the site.

Really, any commitment by one of the major tech firms would be a much needed morale boost for the region.

^ I agree....I would love to see this facility get new market tax credits. If this complex gets built out I could see it creating a second wave of development in the CWE and Midtown.

^ I would say that is more 200k out of 800k square feet by the rendering. The second building looks like slimmer but double the height as envisioned as well as two more buildings. Assume the large block in the middle is a garage that appears to have a much larger footprint then first envisioned.

Hopefully for the city and region their is some financing behind the first building because a constant parade of renderings can get old if their is nothing behind except an architect and a couple hours of his times.

Quick question. It seems like Cortex has a ton of surface parking. Are they planning to build any ramps so the lots can be converted to a more urban use?

^ I think it would be very beneficial for CORTEX to get at least one spec building/Class A space up on the US Metals site. Square footage not reported in biz article but don't believe it was huge so to me it makes sense from Nike's perspective to go kick the tires instead of waiting for space that might be built or you have to wait for it to be built. Nike being anchor tenant would be something different

On the Nike front, I'm guessing this office/showroom isn't so much for consumers as it is for retailers to come check out the new merch. Maybe evening being closer to Caleres (née Brown Shoe) who owns Famous Footwear was a consideration.

Either way, too bad. Would have been a hip add for Cortex. I think cortex's pitch will be even easier in these instances when some of the amenities (i.e. Timmy Ho's and Park Ave. Coffee) and Boyle Metrolink are up and running.

Figure out who is running this new Nike office or in charge of deciding the location. My guess is they are from the county or Clayton area, maybe even a former Brown shoe employee.

Wabash, great point. I don't quite understand the whole reason for the Nike setting up office space but it makes a lot of sense to be essentially in walking distance of a major buyer/shoe retailer.

I'm still at the belief that CORTEX at the moment needs some Class A spec space in the mix. I think that if they are waiting on a major anchor tenant you will essentially have a lot less chance securing the smaller leases in a very competitive market in a region with space to offer everywhere. Maybe KB can give some insight on my thoughts.

Any thoughts or rumors that Cortex IV or the region could snag a Guerbet's NA HQ relocation with Mallinckrodt spin off sale of its contrast medial and delivery systems? Talk about a good fit and maybe a Wexford tenant to get US Metals site underway.

Mallinckrodt Pharmaceuticals officials said nearly 1,000 employees worldwide are impacted by Monday’s sale of its contrast media and delivery systems business to Guerbet in a deal worth about $270 million.

Of those “just over 5 percent,” or about 50 employees are based at Mallinckrodt’s headquarters in St. Louis, with the remainder at four plants in Cincinnati, Ohio; Raleigh, North Carolina; Montreal, Quebec; and Dublin, Ireland. The plants were included in the sale to Guerbet, a French company that specializes in contrast agents and solutions for medical imaging.

Mallinckrodt spokeswoman Rhonda Sciarra said Guerbet officials told the company that they “need and want” to bring the contrast media jobs into Guerbet.

According to its corporate website, Guerbet does not operate any manufacturing facilities in the U.S., although it does have its U.S. headquarters in Bloomington, Indiana. Sciarra said Guerbet officials have “expressed interest in real estate possibilities in St. Louis,” but would not elaborate. Guerbet officials declined to comment for this story.

^Interesting. Guerbet definitely sounds like it could be a great Cortex tenant.

It must make things a bit easier for a foreign CEO or COO when they get a call saying, "We've got cutting edge office space, international tenants, direct airport and highway access, and the support of the major regional medical leader - in case you're interested in something like that."

Interesting timing: I had lunch yesterday with a few future Guerbert employees. The company has stated that they will be relocating and setting up shop in Hazlewood near Mallinckrodts campus. The big question was what building in the area could fit nearly 1000 employees... It doesn't seem like there's that much office space available around James McDonnell and 270.

^They only need office space for 50 employees (perhaps with a few additional if they consolidate the Bloomington offices into Hazelwood). The 1,000 figure includes all of the manufacturing facilities.

I stopped by and walked around the other day. Was able to snap some pics of the new park space. They did a heck of a job with a lot of the smaller details too.

Oh, and I couldn't get a good pic because of the construction fencing, but they are almost done leveling dirt at the FPP corner for the new building. Site is almost completely clean of debris now. Same goes for the old US Metals building. This entire area is going to look amazing once the next round of construction starts.
