My thought is that a signature tower at this location would be less then ideal when you consider the market won't support multiple signature towers when you already got Centene's proposed residential tower with a short walk from Forsyth metrolink station & within Clayton CBD, West Pine high rise tower in CWE within a dense walkable neighborhood & 5-10 minute walk to metrolink & jobs, as well as BPV high residential tower downtown, close to metrolink station and is within in regions biggest jobs center. Get the other proposals out of the ground.

I think the revision to mid rise that fills out, wraps or hides the garage parking and infills the old parking lot is a pretty good fit for this intersection even with the goofy driveway as you transition from three corners of single residential to some denser residential towards Clayton's CBD.

Clayton has a high standard of architectural design?? Is there a single building anywhere in Clayton that's daring, interesting, or "signature"? I'm not sure any location in Clayton "deserves... creativity and style." For decades now Clayton has followed a theme of bland, inoffensive, unremarkable architecture.

^Yep. I've always wondered how Clayton got a rep for "high standards of architectural design". I do think the initial, 1960s era of highrise construction was pretty solid (Pierre Laclede Center, 7777 Bonhomme, etc.), but the '80s and '90s were pretty awful, with boring, cheap, bottom-line designs ruling the day.

When Clayton approved the final design of The Barton last year, I lost all faith in their ability to demand a quality product from developers.

I'm not sure anyone has stated as such for latest rendering or design. I think most of the opinion has been that this works but pretty much fits the mold for what happens these days.. Have to agree nothing too bad but also nothing outstanding about the latest proposal

The one argument I make is this is not the place for a high rise signature tower at the moment because I would like to see that happen with other proposals on key empty lots/locations near metrolink stations & within or part of business districts/job centers happen first.

Sounds like this actually might finally happen. Supposedly, Fresh Thyme is the grocery store. The developers are having to work with St Louis County on some street related stuff.

Does anyone know if was a Level Of Service analysis? Is this often an issue in St. Louis?

I may have spoken too soon back in September but now the developer has officially walked away. Lipton claims to have received interest from multiple developers so maybe we’ll see something new proposed next year.

Personally, I'd like to see the whole site redeveloped as an extension of the Moorelands. Multiple mid-rise apartment buildings with underground parking, built by multiple developers, with York Drive extended through to Hanley.

StLToday is saying a new developer is building a senior care center. Sounds like plans are pretty far along so this might actually happen.

I think this one will get done. Like the article says, senior living centers aren't high-traffic draws. The neighbors will probably be glad to get this built, thereby ending any future threat of higher-density proposals.

Still don't love it is Senior living but I like it matches the height of the building next to it and no incentives so I guess I won't complain too much.

Thanks for posting the link, clayton1! I'm cool with the high-rise portion, but the roof on the low-rise portion is cheesy. Looks a little cheap. Happy to see things moving along though.
