The release said it is a retailer without a location in the city. Target already has a location in the city (unless they don't count the one on Hampton in the city for some reason)

Trader Joe's or Walmart if they're talking grocery but not sure what else isn't in the city limits

Other details, phase 2 consists of a 24 story, 280 unit residential tower with it's own structured parking. Phase 3 and 4 are next to Vandeventer and looks like they're putting the parking behind them which the city should mandate in most situations

The "specialty retailer" would be in the Byco building at the northeast corner of the site. I don't know whether it primarily would face Forest Park Avenue or the new internal pedestrian street.

It would be 30,000 s.f. That's about the size of a Nordstrom Rack or a Crate and Barrel or a Lucky's, 365 or Sprouts.

This is the Byco building btw, at corner of FPA & Spring.... People can walk right down Spring from SLU campus



A co-working space is looking at the lower level according to the application.

The more I find out about this project the more excited I get.... pretty incredible vision for what currently is a hellscape.

One thing I'm not entirely clear on is if they plan to demolish some of the non-contributing buildings as part of the first phase even though the plans don't call for new construction until later phases. (This wold be the one story fronting FPA on the far western portion of the Federal Mogul site where the new residential tower would go in Phase two and the Laclede Gas building fronting Vandeventer where office towers are slated for later phases... I assume they would but hopefully they would landscape it well and not just be more ugly surface parking in the interim.

Is it assumed that although the new tenant doesn't have a city location, they do have a county location? 365 or Sprouts seem like a good fit possibly.

Even though it's close to the new CWE location, I feel like a 365 wouldn't be a terrible idea. The WF is always busy when I go there, and that size fits in with the 365 brand.

I actually haven't even heard of Sprouts, but they seem to be expanding well, with 11 new stores in 2nd quarter 2016, and 3 in the KC area.

Yea it made it sound like the tenant doesn't have a city location but does have a county location

Trader Joe's is interesting... my bet is it would be a borderline target for the Foundry; it's possible it wouldn't quite fit their preferred branding.

Sprouts seems as possible fit as a grocery focusing on the produce end while not really offering much take home ready and prepared food that food stalls/food hall might be offering. Sprouts in some respects tries to come across as a farmers market with organic offerings but still a chain store with some brand names - somewhere between a whole foods and TJ's. I'm sure some balance is being sought in terms of food court/hall vs a grocery if it is indeed one of the tenants of a larger space

The Sprouts near my house picks up a lot of business from people leaving a huge fitness place nearby. My wife will pick Sprouts over TJ's more times then not because of a better produce and organic selections they have when it comes to our family

City Foundry developer gives peek at $134.2 million Midtown project

A day after drawing closer to winning a key public incentive, the City Foundry developer gave an early view of what St. Louis taxpayers will get for their help.

Lawrence Group officials led an invitation-only crowd Thursday on a tour of their mixed-use project in the 3700 block of Forest Park Avenue. For now, the task is removing environmental hazards at the site, formerly a Federal-Mogul foundry.

City Foundry’s $134.2 million first phase, planned to open in two years, is focused on renovation of the old foundry, unused since 2007. Lawrence Group intends to redo much of the main building as a “food hall” with stalls for nonchain restaurants and 20,000 square feet of seating. The building also would get 78,000 square feet of office space.

The Byco Building at the northeast corner of the site is intended as a 30,000-square-foot single-tenant retail space, plus 30,000 square feet of offices. A 500-car parking garage also is planned.

Renovation of foundry buildings would be followed quickly by construction of a 24-story apartment tower on Forest Park Avenue...

This is so exciting! Honestly, of al the projects happening in Stl, I think I am the most excited about this one. Residential with a complete revitalization of such a worn down frankly, depressing site, with the potential of an elevated bikeway connecting to forest park. Amazing!

Perhaps stating the obvious, but the renderings show Box & Carton = Crate & Barrel and East Oak = West Elm?

Not sure if they were being cute with that or actually hinting at who is interested. Time will tell...

^ Those are the types of retailers that are on the targeted wish-list but we'll have to see what comes to pass.... if you're interested you can scroll down on the Foundry's TIF application that is posted on Nextstl to see what companies they have in mind; Lawrence Group is working with a connected retail broker out of California.

Also, the closing of Pottery Barn in Chesterfield Mall may leave an opening for a move to the Foundry or elsewhere in the CWE.
