I was thinking Furniture Row (as they tend to go next to IKEA's) but too small as well.

Too large for Staples, Best Buy, Michaels, Barnes & Noble average 26K but there's one close by.
Can't see another C&B or REI opening up, much less Gander/Cabela's/BassPro. (although BassPro was looking at the old Water Division site at 44/Hampton years ago.)

About the right size for grocery. Not sure if the area can handle another.

It's a puzzle.

Too small for a Target. Even a flexible-format city Target would be much larger. Too large for a Trader Joe's.

That's also about the size of some grocery stores, and I could see a high-end grocer pulling business from South Grand residents.
I guess it could be a Grocery Store or Crate and Barrel, but we don't know until they announce who it is.

My bet is a grocer, and Lawrence Group earlier said they were planning for one. And I agree a good grocer would draw well from Tower Grove area and other mid-South City nabes looking for something besides Schnuck's. But a Target can go in at 30,000 sq. ft.... they are opening quite a few in the 20-35K sq. ft. range, including a number in university areas. (I don't believe they use City or Express Target names anymore and now just call them all Targets.)

I think whatever is going to go there is something that the area needs for convenience. That's why I think it is a Target or Walmart Store.


Witnessing and being part of Saint Louis history is one of the best things to witness.

I actually stayed at an Airbnb above that Target. That would be perfect for that area. There is also a neighborhood Walmart just up the street that's about the same size. We used that as the Target wasn't opened yet but I think that would be great for the area.

Kinda wonder why Sansone ever proposed what they proposed in the first place. I know they are big box stores developers but sure good news that Lawrence Group got their hands on the property and owner of Bull Moose is all in as an investor. You can't help to get the impression that some outside capital is making its way to St. Louis
I picture the outside capital is from Bull Moose and its parent company which is based on London. They also recently announced a project on North Grand that they are part of which will include their offices. It would be interesting to see if there is more outside investment in area projects.

I saw online that most of the smaller City Targets are 80K.
If they can do it in 30K, then by all mean, yes! Target makes perfect sense!

I think a huge part of this project should be to better connect it to the Grand Metrolink station. As of right now the walk from the station for the average person is a bit brutal. I feel it would be wise to extend the trestle path across the highway to the station. With adequate signage of course.

^Good idea - especially if anything ends up happening with the armory. So far it seems that, because of the existing trestle infrastructure and railroad ROW, that the bike/walking path connectivity will primarily be to the Boyle Station and not the Grand Station. Boyle is a bit further, but since they're trying to tie this development into Cortex and already have plans for bike path accommodation within the initial Boyle Station plan, it makes sense as a starting point for Metrolink connectivity.

You cannot, sorry. A project like that, if done in St. Louis, would probably require about 250 on-site parking spots. This pretty East Village project appears to have exactly none parking spaces (or at least I could find no mention of them in construction/listing information).

New Renderings released today show a more detailed retail plan. The first image shows what appears to be a Apple Store design on the right side of the image. Possibly a hint of what's to come.

So is it Target and Riot Games that are moving in? What other Clayton software companies are looking for space? Varsity Tutors just reuped.
Presby tweeted out that a 30k sf national retailer with another city location and a software company from Clayton.

^ East Cortex revision came to my attention first. I see two 10-15 story towers in the rendering looking back to Ikea

Also, any thoughts that Lawrence Group just leaped frog Wexford? I'm starting to wonder if a hotel some how pops into the picture while you have radio silence from the new Wexford ownership

You're probably right but the target I'm familiar with in Chicago is only 24k sf.
