While at Cinco on Saturday (Quatro actually, I realize), I noticed a sign for a new wood fired pizza place coming Fall 2013 (Yaqui's, IIRC), at the SW corner of Cherokee & Iowa.

Despite less than ideal May weather the crowds were nice and Cinco was a good time as always. It is by far the most unique and diverse of the major neighborhood events in the city and it looked like everyone was having a good time. Just a good vibe there.

BTW for anybody looking for a rehab project there are still numerous vacant single family and 2-4 family buildings within a block of Cherokee. If you have a little patience and a 5-10 year horizon, one of those could be a very nice and profitable residence and/or investment.

What are everyone's overall feelings about Benton Park West and Gravois Park? When I walk around those neighborhoods I get a positive feeling that BPW is slowly reviving, Gravois Park is harder to read. I feel like it could be heading up or down, though the crime is definitely worse there.

Those are my sentiments exactly. I think Cherokee is becoming something of a dividing line. Not on the scale of Delmar, but north of Cherokee seems to have a lot more momentum than points south. It helps that TGE and BPW have South Grand to the west and Benton Park to the East to define the area and create stability and interest. Chippewa's storefronts are mostly boarded up and Gravois Park doesn't hold the same charm as Benton.

A N-S Metrolink line down Jefferson with a stop on Cherokee (which is the plan) would make this area boom. What is really preventing much of the city of St. Louis (outside the beloved central corridor) from truly gentrifying is the lack of rail transit in many neighborhoods. I'm seeing neighborhoods in cities like Denver and Minneapolis get praise for being so "urban" and accessible because they have that rail transit connectivity. These neighborhoods would hardly pass for urban in St. Louis and would be akin to Richmond Heights or Maplewood here. I really wish the city and region would push aggressively for light rail expansion, BRT is cool but it just doesnt have the same economic benefits as rail. All this bickering about whether we should build Westport or N-S is stupid. The obvious reality is that we need BOTH to economically compete for Gen Y in a 21st century economy.

What is even the predicted year for the N-S line? Is Jefferson the definite route, or are they still considering I-55?

New waffle place, Melt, just opened at 2712 Cherokee St. It's a move from Carondolet it says, but I wasn't familiar with it before. If interesting waffles aren't enough of a selling point they also have a full bar and pinball. Sounds pretty awesome, I look forward to checking it out.

Of course, the mouthbreathers on the KSDK Facebook pages are already jumping to conclusions. I'm not trying to diminish what happened today, but these people ought to be more concerned about the meth lab in the mobile home next door.
