Chris, you’d mentioned prices were somewhat reasonable for new construction. Any insight on what the studios will run?

Studio apartments will start at $1000 a month. 2 Bedrooms start at $1700. The units include a garage parking space and internet connectivity included in the rent as well as access to the numerous amenities that the building offers...
1. Pool deck
2. Nice cabanas areas
3. Dog Park
4. Full gym/fitness center
5. A We Work Business Center (which is a larger business center with individual conference rooms and private pods).
6. Virtual Top Golf thing

There’s other features too as well. So overall, with all of this included in the rent, I’d say it’s reasonable for a new construction building.

Are those lintels just for show?

^The brick is just for show, so . . . yes. It's a brick facade on a frame structure. Nobody is building a real brick building in this town again in the foreseeable future. Makes me sad, but unless someone invests in some serious brick-bots that's probably the way it is.

All that said, it's a good show. I'll take it. Should look fine from Broadway. Or Pershing, anyway. Shame they can't continue the brick all the way to the cornice. They seem to be omitting the goofy looking different color panels. Just make it a nice brick-look building and call it a day. Maybe they're going that way. It looks 100% better than the rendering for the moment.

It'd help the illusion if the fake lintel extended a bit beyond the width of the window like a real one. Don't you still need to carry the weight around the windows? Might there be a steel angle bit for that?

^Can't say as I disagree with that. It might well look even better if the lintels were a hair longer, or had a little more keystone to them. And I expect you're correct and that there's a steel beam hidden in there. Even on my historic brick walls there's generally a steel lintel hiding in the masonry. (At least where there isn't an arch. Oddly, there are no arches on my house. But the garage windows all have an arched head. Arches for structure, but flat for show. How novel does that seem these days?)

^ i don't understand why some of the windows are faux-divided into 4 panes and the rest are faux-divided into 2 panes. that's dumb.

I don't think it's faux. I think those windows are operable. If you look at some of the photos earlier in construction some of them are open.

^ so the ones with the vertical dividers are actually two adjacent windows that each open separately?

One of the windows closest to the top edge of this photo appears to be open. Plus, if you zoom in, the bottom panes of those double windows are inset a bit.

Looks like the only windows that are not operable are the ones in the stairwells (the sections of the south facade with the hats).

^ ah, okay. i still think the juxtaposition of window styles looks weird but at least they're functional.
