Will Centene continue to hold the lot at Carondelet and Forsyth or will they dump it? Obviously, if they decide not to develop then I would hope they would sell but I imagine they will hold in either case.

They've made four significant acquisitions in the last year or so: Wellcare, Apixio, PantherX, and Magellan; the last of which is still going through the regulatory review bit. Even with the recent layoffs they're growing by leaps and bounds. I expect they really do have some digesting to do, though. I wouldn't expect them to do anything with it until all the newly purchased pieces are properly integrated, but I bet the only way they dump the parcel is if they really do move out of town. They've got enough growing to fill both the Charlotte project and more space here.

I can't imagine with Clayco/Bob Clark involved that they would let go of this property anytime soon...  Between Centene and Clayco they have the resources to sit on it.   Or as Symphonicpoet put it.    Only reason that seems logically for them to let go of it is if they left the region all together.

I think the bigger question is..how many of these storefronts will actually ever see commerce happening within? There is over 10k sq feet for retail in those garages.

Speaking of big Clayton corporations, not that this is news to anyone; I spoke to a Centene employee (reliable source) who told me his/her dept. is only hiring/recruiting new people in Charlotte and not to hire/recruit in STL at this time. This is not a good sign. It is a major dept/part of the company.

^^ Can you blame them?  They’re gone.  I have no doubt they’ll blame it on crime, even though that’s a bullsh*t excuse.  In reality the Missouri Legislature just took a massive sh*t on their business model, despite the constitutional amendment passed by voters.  Why wouldn’t you leave?

The person I talked to said their exit from St. Louis will be "record setting" in it's speed and completeness. They can't wait to get to Charlotte fast enough.

Does anybody have a feel as to how deep the cuts in STL will be? Will they keep a large presence or will it be equivalent to a branch office?  Why in
H-LL would they invest so heavily in Clayton, only to bail just a few short years later?? Makes absolutely no business sense. We all know crime is an excuse. Seems like Kroenke 2.0.

Because incentives removed almost all development risk and Clayton real estate will still be sought after.
This is the incentive game.
Faster STL breaks from corporate HQ economics, the better.

Even taking all of the above identified critiques together, aren't they still outweighed by the benefits to the region of being home to a Fortune 50 company?
