How do you see the area on Folsom developing? I see a few new construction going up by UIC. I wonder if they warehouses will sit empty.

They won't be sitting empty for another 10 years, if that's your concern. City Garden is making a ton of progress on their school expansion at 4209 Folsom and conversations are still happening for development of the larger warehouses. I'm cautiously optimistic that there will be news to share in the next 6 months to a year, but patience is going to be needed to see how things play out.
I'm actually considering one of the last lots available for new construction by UIC on Folsom. I have been a little hesitant about jumping on it because of the warehouse. Ive heard of the talks of possible office space or mixed used space but worry something could fall through and then the house would face an empty warehouse.

Nothing's been shared on their social media accounts yet, but if anyone plans on sharing this news, I ask that you wait on sharing any renderings until they post on their accounts and then quote or share their posts - since that will help drive traffic to their site and fundraising is critical for their long term success. There are also other renderings that haven't yet been released, but I assume will be eventually via their social media and website.In order to support the growth of our current school, in June 2019, we purchased a new building at 4209 Folsom, located two blocks from our current school at 1618 Tower Grove Avenue. This building is approximately 53,000 square feet and will house our 1st through 8th grade students, starting in 2021-22. We also purchased a small building and lot at 4202 Folsom, which provides office space and outdoor play space.
We are proud to partner with IFF, HKW Architects, and Simms Building Group, and many financial partners to bring this new building to fruition.

“As we grow, we will absolutely be thoughtful and intentional about where we situate our school communities, about how we engage with the neighborhoods and build partnerships, and make sure neighborhoods and communities would want our model there,” Huck said.
When City Garden’s student population grows to 2,500, it will become one of the three biggest charter school operators in the city, along with KIPP St. Louis and Confluence Academies. About a third of St. Louis’ 33,500 public-school children currently attend 16 charter schools.
St. Louis’ population has been declining for decades, and St. Louis Public Schools has hemorrhaged students, in small part to charter schools since they opened in 2001. Adams Elementary School, in Forest Park Southeast, has only 270 students. That is not low enough for the district to consider it for closure but is much smaller than the 475 students at Mullanphy Elementary School in Shaw.
“Anytime anybody does anything in terms of how it impacts enrollment in the city, I am concerned,” said St. Louis Superintendent Kelvin Adams regarding City Garden's plans.
Huck acknowledged her school’s growth could impact enrollment of neighborhood schools run by St. Louis Public Schools but said their intention is not to shut down other schools. Successfully educating children in St. Louis should not be a district-versus-charter discussion, she added.
“We are all fighting over crumbs, resource-wise,” Huck said. “All of the city schools need and deserve more resources.”

I was driving down 44 this morning and you can really see how much space is in this area with the leaves off the trees. Chris - would be cool to get a sense of this area from above?
I'm sure this has been discussed somewhere at some point, but does anyone know why there are (still) large undeveloped parcels in the clear-cut portion of the neighborhood between Thurman and 39th? Why weren't these developed and sold when the other houses were built? Future "multiparcel" development? Neighborhood amenity? Park? Funding related? Surely these could be developed and sold for a profit, so what gives?

Really depends on the lot. For instance, the empty lot at Thurman and Lafayette us owned by an individual who’s family owned the original building there before an airplane crash caused it to be demolished. He has plans for those lots but nothing imminent. The BH neighborhood association controls the land by the cul-de-sacs closest to Thurman. I’ll ask around for the larger empty lots that exist by Lawrence.
In the absolute smallest of (probably not even post worthy) details, portions of the concrete block wall that's stretched along Folsom from roughly Thurman to Klemm have started to come down. A portion of it collapsed onto the sidewalk last week during the winter weather, (some sections were already leaning out, so I assume there was just enough of a push from water expanding when it froze and weight from ice to cause it to finally go). Unsure how far down to the east they'll go with removal, but it's a decent chunk so far. As of midnight last night, probably about a quarter is now gone. The section to the west, controlled by City Garden Montessori, will be removed as part of their expansion project.

^Are you sure that's concrete block? On streetview it looks like the remnant foundations of a vanished structure. Looks to be limestone to me with cinderblock filling in the windows. Neat looking old remnant. I hope someone can at least find a good use for the blocks. Would be great to see them incorporated into the basement story of a new structure.

There used to be a warehouse along this stretch of Folsom before it was torn down years and years ago. Some of it is limestone, yes. But there's a lot of concrete block filler like you mentioned. I wouldn't put much hope into the limestone being saved - the wall and property directly behind it is still owned by Willert. Maybe they'll save some of the limestone for landscaping on another part of their property? But I would put even less hope into seeing it incorporated into any new structure.

^That's a shame. I think it might even be an example of "ashlar," which is somewhat unusual in St. Louis foundations. It's a much dressier foundation than your usual structure. Has a very classic look about it.
